perky....I cant help you with the savings rates aspect of the sale...but as one of these things called a Landlord I can give you plenty of advice on going forward down that route regarding legislation and things that need to be considered regarding the types of rentals your friend can do and the potential costings involved
Is your friend buying another property to live in...if so dont forget that recent changes mean that extra stamp duty is payable on any second purchase if something is already owned...that might be a factor to also consider in the rent/sell decision

My neighbours will think am losing the plot altogether as it is now a ritual that after I have took all shopping into house I must go do a final check all around the car for things I have forgot to take in :rotfl::rotfl:
But on the bright side is that I still remember the stupid /silly things I forget eventually or reminded of......when I don't even realise that I am forgetting stuff ...then I will be in big trouble :rotfl::rotfl:

Wish the rain would stop. I got half the patio jetwashed yesterday,, and wanted it to dry out so I could sweep the debris away before starting on the second half. Then I have to start the arduous task of re-grouting it, arrgggg!!!!“Quis custodiet ipsos custodes?”

Maybe something to think about - Is it in suitable condition to rent out, does it comply with current legislation?
We had this issue with my Dads house, he needed the extra income as he was self funding - had to pay his own care home fees - but the agent advised us that the work needed to get it to letting condition would not make it a viable option so it had to be sold

Morning people, haven't been on here since end of April. When me and the ex husband split up after 13 years.
Trying to get my life sorted finally!! Really thought we would of sorted thing out, but get the feeling his enjoying his single life now!!! We have 3 young children, and they are fine. Just took me a little time to realise it's me and the kids from now on.
If there a deo glitch I'll be happy to test, after I'm dressed...
Sorry to hear of your divorce ...but take Nerfy advice and keep the house which you can until children are old enough ...I believe
You don't need to argue about it just be firm and don't be swayed as you are looking at years of struggling with 3 kids and as you say he is off enjoying his new found freedom .....
DO NOT under any circumstances give him a free reign to spend all his dosh on himself and another woman ... eventually ...as you will regret this later when you will still be struggling with three children ........
While he is single and free to pretty much do as he pleases ...you will always have the 3 children to look after .... which will be hard for you and I have seen this so much in life that when a divorce happens ...the "man" is usually brow beaten to forget the old wife family and just concentrate on his new "life"
And make sure he has the kids every other weekend or every weekend even as you do have them for the rest of the week every week
Don't let him call the shots ....You after all will be the one left holding all your children together for ever0 -
