Thats a real shame Tiny....I hate the whole sealed bids best offer thing...it just causes panic offering which then potentially leads to overpaying.
Whoever has bid more must be confident if they are getting a mortgage that the valuation of the property will match the amount they wish to borrow...or they already have a very healthy deposit!...I've seen a few sales fall through this way in the past few months.
We have bought 3 properties in the last 4 years and its amazing just how quickly the prices are rising....and even making an asking price offer doesn't guarantee you getting the property.
I must admit we have walked away twice when the vendors wanted counter offers and in hindsight its the best thing to do.
Something will come up for them and suddenly it will all be worth it x

I think this was what they were worried about overpaying, they went to the top end of the zoopla estimate for the property but were not really prepared to go over it.
I think DD is happier knowing that even if they offered their absolute max they still wouldn't have got it. It must have gone for around £20000 or more over the "offers over" price.0 -

Thats where I think the whole pricing thing is wrong...if a property has the potential to go £20k over an estimate then the EA hasnt valued it correctly in the first place....its tactic like this that will cause panic offering and could lead to potential problems as the sale progresses.
Although at this stage the property has just had an offer accepted on it...its not sold until they sign on the dotted line and exchange contracts...make sure your DD goes back to the EA and says if it falls through to be kept in mind.
Are there any other properties that are slightly less desirable in terms of work that might need doing to them that they could consider...sometimes a lot of people are put off by doing work and its those properties that dont attract overoffering or appeal to those who "just want to move in"...something to consider maybe.frugal October...£41.82 of £40 food shopping spend for the 2 of us!

I am now officially ruling myself out of frugal Feb.....
I am now sat with a big mug of tea and a tin of Zippy's £2 lemon shortbread biscuits from Waities,and they are going down very nicely thank you!
I didnt just buy one tin...I took a liberty....hence I have not been frugal!
I can go months without even going near Waities...then I go twice in 2 days....and today all because a 10% off appeared via my online banking if I pay with debit card....frugal October...£41.82 of £40 food shopping spend for the 2 of us!

This particular EA seems renowned for doing this "offer over" thing.
Any properties needing work are houses that need renovating and they are around £50,000 over there budget. :eek: Once renovated going for £50,000 more. :eek:
There are mostly newly refurbished flats in the area that are in their price range. These are from mostly office blocks that have been converted so completely new flats but no outside space at all. They seem aimed at 2 professionals with 2 bathrooms which they don't need. And zero storage space and very limited parking, think being sold priced with the lure of being close to train station.
Where they rent their flat nothing has come up for sale in the complex for nearly 3 years now. Anything decent i think is being held on to by landlords. Good for those that can't afford to buy at all but not good for those like DD and her BF...0 -

With talk on cash SIPPs I have tried my best to understand how they work over on the pensions board as i think this would work well for DH.Who provides the SIPP? I can see HL but there was talk of using VM which I presumed was virgin money but I can't find the link.
It would seem HL want £1k left in the account which would be a bit awkward.
Hornetgirl if you could point me in the right direction I would be grateful.

Tiny...can I put my LL hat on and ask how do they rent their property....
ie from what type of LL...we fall into several groups!
does the LL only own the flat that is rented to your DD and BF?.....if so is there a possibility that the LL might be what can be termed a reluctant LL, and therefore open to the possibility of selling the flat to DD &BF?....This is getting more and more common especially if the owner of the property ever wants to step up the property ladder and buy again....2nd home stamp duty is quite hefty and needs to be paid if they ever buy anything else.
Sometimes selling to existing tenants can be easy and cuts out the hassle of needing to find a buyer.
Has your DD also registered specifically with EA's and given a list of wants in terms of property...if they are serious buyers they are in a good position(in renting I assume they only need to give a months notice,and ideally have at least a decision in principle on a mortgage) and should be encouraging EA's to be searching for them...leaflet dropping local areas etc
Registering on rightmove for alerts is all well and good but registering direct with the agent gives a golden opportunity of at least 3 days before the property is uploaded to RM and goes live.....thats how we found the last flat we bought...saw,offered and accepted even before RM got involved.
If I were an EA.....I'd be actively searching for their home!frugal October...£41.82 of £40 food shopping spend for the 2 of us!
