    What fun, I would advise you to get something close by to you with parking. We bought a flat at auction and its been a great buy as we didnt have to do much to it as it was only a few years old, but most places even in bad condition, i.e. needing rewiring, new kitchen bathroom and central heating etc. cost around 15-20k, sometimes a lot less if in fair condition. We only had to repair the shower, clean and decorate. Check auction catalogues if you go by that root , and if you see something you like have a good look at it with someone who can advise such as a builder, and most important check local property prices. Good luck

    I was chatting to DS this morning and the reality of it all has I think started to kick in that he's actually going...I won't deny there were a few tears but we are all really convinced that it's the right thing to do.

    That payment plan would make sense, it's when the student loan arrives (you'll know when it's happened as you'll hear the cheer go up throughout the country :D) My halls was a bit different as there wasn't space for me in the 'normal' halls, so I ended up in a private halls that was used by the university. I was :( to start with when I found out I wasn't going to get the halls I'd wanted, but then I met now-DH so it wasn't too bad in the end :D;)

    I notice Wilkos have got all their student bits and bobs all together in one section, quite reasonably priced too. Don't send anything that's good quality as it won't be the same when it comes back, and make sure he's got contents insurance sorted (better safe than sorry!). He sounds like he's got a sensible head on his shoulders so I'm sure he'll have a wonderful time.

    although we now have almost 4 rentals so not quite the same,we did a full and extensive renovation of property number 1 back in 2012-13...we basically took it back to a shell..not much I dont know about renovations and getting the most for your money on that front!

    property 2 needed a partial renovation of windows and internal bathroom/kitchen .....property 3 needed a tidy up and cosmetic things like painting and carpets and hopefully property 4 wont need anything doing to it.

    we are mid way through the purchase of number 4 at the moment so I can probably give you chapter and verse about buying too!!!!!
    frugal October...£41.82 of £40 food shopping spend for the 2 of us!

    2017 toiletries challenge 179 out 145 in ...£18.64 spend

    It's nearby and with its own car park spot :). Checked the local property prices. Auctions scare me though haha xx

    Thankyou LEJC. Only reason I'm not considering rental is because of the horror stories:eek: I don't feel I have the nerve or stomach for that. It is mainly cosmetic I think and major garden overhaul plus maybe a boiler. Just put in a second offer but not expecting it to be accepted. It is a bit cheeky :o xx

    Good luck! I did go a bit overboard with duvet covers last year for my DS - in the end think he only ever used one which he occasionally washed and put straight back on the bed :) He is now going into a shared house, which is cheaper than halls but still a monthly DD of £425 :eek::eek: I am trying to look on the bright side and think about how rich we will be in the future when we suddenly have an extra £500+ a month :beer::beer:

    Just to reiterate what LEJC said - my DS did pretty badly in his AS exams - nowhere near his target grades. He almost gave up on his dream, but decided to work hard and stick with it. He turned it around in Y13 last year, and has now just finished his first year at medical school. It can be done!

    cjj....I guess first off you need to do a realistic budget for everything that needs doing then add on a contingency fund of maybe 20%...whilst you know about some things that need replacing,you will uncover others that need doing as you go along.

    I must admit I found it a very stressful time doing the first renovation,but it was my old family home too so there was added sentimentality too...after we did it I swore we would never get involved in anything like it again and told my family to keep me away from rightmove....and 4 years on I am still logging on to the site and being very tempted by what I see!

    Seriously though if you do need any advice I'm more than happy to give a few pointers...but be warned it does become a bit addictive!!!!
