Every time I have bought a house my main concern is whether I can easily sell it. This is key for me as you never know you may have to suddenly sell for various reasons.
I also think to myself if I have doubt about the area, the buildings around it, the cemetery, noise, smells, the lack of packing, then any future buyers will also have these doubts.
Because of these doubts personally I would not be willing to risk it. But as I said its my personally view and I know everyone has their own minds.
But I would like to wish you luck with it and I hope it all works out with you.0 -
I walk along that road and past this place one a week or so....never noticed much of a smell and noise was OK, although there have always been dump trucks going in and out. Like you say, these wouldn't go past your house. As discussed, spend as much time as you can going past etc.
As a local, it's a great area and surprisingly close to town. Although your exact position is a bit 'niche', so bear in mind if there is a crash or downturn, this sort of place will likely be bottom of most people's lists...0 -

Incidentally, the parking situation seems to have resolved itself, if the vendor is to be believed: There are plans to make three designated spaces next to the bungalow, one for each of the three houses. I will need to confirm with the council of course, but I doubt she would lie about it when I didn't ask, she just brought it up.0 -
My house, which I bought last summer, backs onto a waste and recycling centre. I've found it really useful to just be able to put crap in a hand truck and wheel it round, walking past the long queues of cars/vans waiting to get in.
No smells thus far either.0 -

Keep in mind that as we are talking Brighton, any scheme will likely be a residents' permit scheme and as such will cost you money each year if you want to participate and only for your own car which you don't have. So it would be no good for guests who want to park anywhere near you and would actually reduce their options. To be honest, I think you would be better off without an RPS and being allowed to take your chances with what is generally available. An RPS would be of no value to you, personally, and if it came to selling, as you wouldn't have one for yourself, you might find there is a waiting list like many other places in Brighton do, so it would be little help in selling too.
I also wonder about the location. Were you told they would be by the house on the opposite side to where the current owner is building, towards the highrises? If so, I'd think this is highly unlikely as I suspect this area is as it is currently so that anyone (especially HGVs) that find themselves going the wrong way out of the WTS have got somewhere to turn around when faced with the No Entry sign just outside the house and the "not suitable for HGVs" road ahead. But I am not a road planner, so what do I know?

They are going to be where you describe them, yes. You make a good point that that could be an awkward location, as I said I have not looked into it any further as I was not expecting parking at all.0 -
