Inspired by the comments here, I popped round this afternoon with a friend to see if I could get to speak to the neighbour. Unfortunately they weren't in (or at least, not answering the door), but I did get to speak to a neighbour from up the road who said that the dump trucks don't use that stretch of road (they come up off the Lewes Road from the other side), and in fact he rarely sees anyone use that road at all.
The site was virtually silent, as it was last week when I visited at approx 8pm on Tuesday. Obviously these are not core hours and will have to come back several more times to get a decent idea, but still, not discouraging.
Also, thank you again to everyone who has taken the time to comment, especially Stumpy for their extensive research! I realised that I might have come across as a bit dismissive of the concerns raised - I can assure you that that is not the case at all, I am *very* keen to avoid another wrong move, which is why I posted this thread. It's just that most of the concerns I am going to have to investigate in practice so I don't really have a way to respond right now except along the lines of 'thank you, noted, will look at that'. So again, thank you everyone!0 -

No thank you, have done that already and decided I like Brighton and like being near my family, thanks anyway though.
Edit: Should probably clarify that I am looking for somewhere to spend a good many years hopefully. I don't expect to partner up for various reasons, so having something manageable for one person is important to me. Even if I could afford a 3-4 bed house I would prefer not, I have already tried that and I found it too much to deal with.0 -

Right, I know people will think I'm mad, but I have decided to make an offer on this place. I have been out to view the house and the general area multiple times, and I really think it would suit me and I could be very comfortable there.
Thank you to everyone who chimed in with advice or concerns, you got me thinking about things which otherwise would not have occurred to me so that I was able to check them out and make sure I was comfortable.0 -
