If you want to buy the house, then go ahead and buy it, you don't need to defend that decision. No one here can tell you what will or won't have an impact on you, they can only tell you what would bother them. But don't try and delude yourself into thinking things are not there when they are and have been documented as ongoing. You need to be aware that despite the "rules" some things still go on.
As another example of why I wouldn't buy that house: despite the road sign that says that the western end of the road is not suitable for HGVs the presence of double yellow lines all along that part leads me to conclude that HGVs still drive down there and past the house to the WTS and the industrial park. Rumbling down an unsuitable road straight past where you might end up living, I would also be suspicious of how many lorries park up waiting for the WTS to open.
You have already made one home buying purchase mistake, you need to make sure you are fully informed in the hope that you will not make another one. And "fully informed" means knowing "what is" as opposed to just knowing "what should be" or "what I hope will be".

The hours that the waste transfer station is operational plus the other info uncovered by StumpyPumpy would be enough to put me off.
As I stated previously I'm extremely sensitive to both noises and smells - even in our current detached house with large garden and neighbours some distance away I get peed off by anything other than the sound of birdsong - so don't think I could tolerate that, OP.
You, of course, might see it differently, especially if you consider it an improvement on your current situation......Mortgage-free for fourteen years!

Gosh yes, I hadn't considered the rumbling of hgvs
Another warning, OP - our last house (purchase as a restoration project and priced accordingly) was a Georgian thatch situated with only a pavement separating it from a rural A-road. It was also at the bottom of a hill and we had countless hgvs (not to mention tractors and speeding motorists) rumbling past - often above the 30mph limit - either building up speed to tackle the incline or zooming down in the opposite direction. Our three-storey stone house with 2' walls regularly vibrated from top to bottom. Not something I'd want to revisit.Mortgage-free for fourteen years!

I visited that house many moons ago as the lady bred persian kittens and I bought one!! It was gorgeous inside and really pretty garden but was very smelly and noisy as I looked at it when first advertised as is cheap for area but you would have real difficulty selling and a mortgage surveyor could really down value it If you plan to stay in it for years or let it then offer what you like as I don;t think you will have competition!!!0

Stumpy has certainly put in some very useful research on your behalf.
I can see why you like it and I sympathise with the "price difficulties" from an area everyone else is demanding to be in too.
Personally - I'd now be checking out the semis in the area (ie if I couldnt afford my detached). Even a terrace with (very) thick walls if I had to.0 -

Lovely cottage OP. Too many issues for me though.
I think you need to be really careful about being more accepting of things now than would be the reality if you actually lived there. Frying pan and fire come to mind, and that doesn't take account of re sale issues.0
