How much to offer (next to a rubbish dump)

    Its a lovely cottage and very good for one person or even two.

    I did live opposite some firm, I don't know what, that had beeping lorries starting up and moving around at 4am. But even though I was directly facing the road, if I shut the double glazed windows the noise was bearable. It woke me occasionally but I'd either get up and make a drink or just go back to sleep. It wasn't a major hassle. If I'd have gotten irritated by it, it would have just kept me awake more so I didn't bother lol.

    It looks nice and peaceful in the cottage. I'm sure you'll be very happy.

    To get slightly awkwardly large items up the spiral stair, you probably could if you are prepared to lift them over the bannister directly up to the top. Would take some strong men and possibly some rope. Obviously this wouldn't work for a solid three door wardrobe lol. There are limits. But I managed in a typical 2 bed terrace with very awkward ceiling boxing in. Just bought everything self assembly (and you only assemble something downstairs once ha ha - yes I did).

    So far every time I have been up there it has been extremely quiet. During the day on weekdays you have some distant noises every so often as would be expected, certainly nothing that could be heard inside the house, and on Sundays it's totally dead (haven't managed a Saturday yet). I have yet to hear any beeping of trucks, possibly because the entrance for the trucks is down at the bottom of the hill, where the cottage is on the top, and the parking area for trucks is over the other side.

    If I am successful in buying the place, the staircase would definitely need to be changed in due course, but I could live with it for the immediate future. I would move in pretty much as is apart from repainting the downstairs, so I would have the built-in wardrobes upstairs and just need a couple of smaller items up there, which could either go up the stairs or in through the window. If my offer is accepted I shall have plenty of time to plan!

    The only thing that does worry me slightly is the resale value, but in the past I have found it to be unpredictable, and I am looking for a home for hopefully the next 10 years at least, so I am willing to accept that risk.

    If you absolutely had to get the cottage, I'd offer £300,000 as my top offer.

    For me, no, I'm out!

    The biggest problem with civic amenity sites is they smell really bad when it gets hot (I know so far the recent weather hasn't been great!). As it is getting to summer the hot weather is going to attract smells lingering into the air, as the rubbish is not immediately cleared. It may bring flies/insects/vermin, etc. You'll probably be fine during Winter but for hot summers then you will likely get issues.

    Have you tried asking the property next door if they have problems?, or even the warehouses near it if they have problems?

    I work in a factory next to a tip, the small is far more of an issue than the noise in my opinion. Even though you have offered on this cottage I would suggest visiting the area when it is very hot, just to make sure it wouldn't be an issue for you. Best of luck it is a lovely looking place.

    Good luck - and I wouldn't worry too much about the spiral staircase. I have one which is far more awkward than that one and our removal firm got all the bedroom furniture up ( including a pre -assembled double bed) with no real difficulty. I did learn a few new words though!

    For those who mentioned it, yes, the smell is my main concern. The times I have been there the weather has been warm and humid, so quite bad for smells, and it has been fine, but admittedly it has not been hot as such. If my offer is accepted, I shall certainly keep going around as often as I can to try to see it at its worst.

    One thing that does comfort me is that the seller is actually the person building on the plot next door. From the cottage she seems to be someone who is quite particular about how she lives (everything is immaculate, and not just in the I'm-selling-my-home way). She is also a perfumer, although the house is not scented and she doesn't wear heavy perfume herself (which would potentially mask anything from the depot). Maybe I am deluding myself, though.

    (Just for clarity for those who have not read the whole thread, when I say 'dump' I don't mean in the 'heaps of rubbish in open air containers' kind of way. It's a sorting facility, so the waste comes in, gets sorted inside warehouses and is transported away within a day for recycling/destruction/whatever. Clearly, from the links that Stumpy pulled up, it's by no means perfect, but just wanted to clarify in case there was any confusion.)

    She's lived there for years and is now building next door? Then personally I think you're right to go for it - I'd be more worried about lack of parking for selling on.

    Something no one has mentioned : The OP does not drive so is it safe to walk home after dark, especially if female but it could be unsafe for a lone male ? (It is dark by 4pm in the winter)

    I have to frequently drive by the compound where our local authority bin lorries are based, obviously when they're all out collecting rubbish there's no smell but when they're all parked up in there, late afternoons and weekends, you can really smell that ripe rubbish odour.
