Ok looking at a house tomorrow so i thought i'd check to see the previous sales history on the house.

It seems strange it passed hands 3 times in one year and the sellers have only had the house 8 months and are selling again. I've asked the agents for any info and they are vague, the house is in a nice part of town and seems nice and quiet when i have drove past?
Would you be concerned???

Neighbours from hell would be my guess, at the very least I would be checking all the neighbours out before making an offer0

Not really.
You can look at the title and see if there's anything mentioned on that before making your offer. It'll only cost £3.
Could be a sale which was a part exchange for a new property and you're buying from the developer.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

I would be put off by that, in fact I wouldnt even consider viewing the house because of that.
What about other houses on that same street, are they the same being sold every year or so?
I would ask the seller on viewing.
I would ask the agent.
And would chap the neighbours doors too.0 -

Not really the estate has been around for about 16-17 years and it seems the average house has sold approx 2-3 times over that time span.
Wondering how to search on potential problems as mentioned earlier?0 -
I don't know the area at all but from the street view it looks like a nice road, doesn't look like a dump or 'ghetto'
I would definitely try and found out more about the property.
It sold a few times in 2006 then nothing until 2015 so someone must have liked it to keep it 9 years.0 -
It could be any number of things including part exchange to a developer. Our next door neighbour has just sold, we are linked detached with him and on paper we look like neighbours from hell. His sale history looks like this...
on market March 2016 overs over £300, 000
£257,500 Detached, Freehold 29 Aug 2014
£250,000 Detached, Freehold 11 Apr 2014
£250,000 Detached, Freehold (new build) 20 Jul 2012
I said to other half I wouldn't touch next door with with a barge pole if I saw that. However the actual reason for sale are;
Couple bought new at same time as us and were downsizers, couldn't get used to small house and moved back to same style of house they had before (idiots lost loads as they had spent lots on the house, conservatory, fitted wardrobes, landscaping). They sold to the developer for £250k who took 6 months to sell it on to our current neighbour for £257k (he was also a downsizer and moving to be round the corner from his daughter). The whole family have now decided to return to the village they are from originally, her house and his both being sold.
So on paper it looks like we have had 3 neighbours in less than 4 years, with the first being so desperate to get away from us that they would lose thousands. But the reality is we have had 2 neighbours with genuine reasons to sell. (that is, of course, unless we are neighbours from hell, and no one dares tell us)

Those three sales in 2006 was when the market was booming. House price went up around 40% in price in 8 months, crazy! I'm guessing somebody saw the potential at the beginning of the year, maybe did it up/turned it around and sold it, and then the next owner maybe saw the crash coming and sold it again? I wouldn't be too concered, the last house I owned was sold 3 times in 10 years but there was nothing wrong with it at all, we just had to move for work/location reasons.0

If you go to view, ask the sellers why they are selling less than a year after moving in.
I'd be wary tbh.Ageing is a privilege not everyone gets.

Would a remortgage show on the LR as a 'sale'? The owners could have wanted to release equity for internal work?0
