You do know that the books and bookcase, and the sofa and cushions, aren't included in the sale, right...?deannatrois wrote: »One of the sofa cushions looks a bit tired. Its not totally necessary but maybe use duvet stuffing to restuff it and bulk it out a bit, or give it a good shake, arrange it so it stands straight. Or just get the useless photographer to take a photo at a different angle.
I might take some books out of the book case so it looks more leisurely rather than crammed (not major, and up to you).0

We have been asked to make comments on how to make the house more appealing. Also made it clear that none of the suggestions I made are urgent/must be done as the house is beautiful.
The only thing the OP really needs is a photographer who knows what they are doing.0

I've just ploughed through the rightmove listing. Then I looked at the brochure linked to from the bottom of the rightmove page which has a few more pictures than are on rightmove and what a waste of time! I recognise the kitchen area from April 2015. Many posters including me asked about the lack of kitchen and garden pictures before yet here we are with a new listing and still the same pictures missing.
Fine if you want to post again in a new thread but please refer to the old to save us all writing out the same comments again! It's here:

(Asking price 450K with paddock, 410 without in April 2015, didn't sell, now you are asking 390K without paddock).
So complete waste of time but here's my comments for the second time:
 Loads missing from the listing.
Bespoke kitchen ... where are the pictures to show this off?
 Garden pictures?
Parking, where and for how many cars?
Age of house, any interesting history?
What powers the radiators, presumably oil fired?
 Bathroom pictures? Shower room pictures?
Any nice views out of the windows.
Which way does the house/garden face?
 Garage pictures?
 Pictures if other bedrooms?
Quantify the distance meant by "paddock nearby". Is it two minutes walk, five minutes drive ...
"Despite being in the centre of the village there is very little movement of cars around the house and so it is very quiet and peaceful." Would not mention the car movements sounds defensive.0

Ah yes, I recognise it now.
 OP - what happened then?0

I don't like the front external photo - we don't need closeups of the gateposts, the photographer needs to move back and get a higher vantage point. If that involves stepladders, or standing on the opposite neighbour's garden wall, so be it.
A four bedroom house needs more than eight photos, surely....?
The room sizes are in metric and imperial, but the overall size in sq ft suggests someone was too lazy to go the whole hog and provide both metric and imperial there....
and all the missing pictures that franklee mentioned....0

            It's nice looking place.
Some photos are rather busy - as others have said, clear out the cycling gear. Also simplify the look of the bedroom and the lounge by having less stuff - it might be previous to you but is nothing to me.
In the kitchen, lets see the kitchen itself, and not one random chair off by itself on the right.
The amount of land you have could be made more obvious; no photo, "key features" just mentions a garden, not 1.67 acres.0

Brutal honesty here, but this is what me and my wife would comment:-
No back garden photos and considering the size of the house there's not many photos. Kitchen, bedroom 3/4, bathroom?
Photo 1 - Beautfiul front. Lots of street appeal, no negative comments.
Photo 2 - Pros: Good sized room, wood burner. Cons: Fire surround a bit dated. A lot of light fittings for the size of room.
Photo 3 - Pros: Nice & neutral, modern room. Like the large tiles and clean layout. Cons: None really, but the dining arrangement with the odd seats looks impractical... also another picture from the other side of the room would have been nice, to see the kitchen properly, and remove the random odd chair at the end of the room.
Photo 4 - Pros: Again good sized room. Like the built in cupboards and fireplace. Cons: Not keen on blue walls, especially with the carpet combination. Easy to change though
Photo 5 - Big room, a little bare but a blank canvas.
Photo 6 - Pros: Classy hallway. Not our style, but it'll appeal to some tastes. Cons: Without being too personal, the carpet on the stairs looks a bit grubby but it's difficult to tell for sure from a photo. If we were buying this we'd probably paint the stairway white, replace the carpet, and maybe relocate the coat rack to a cupboard somewhere.
Picture 7 & 8 - Really lovely. Nothing negative ro report.
EDIT apologies if this isn't helpful in any way, but I thought you might appreciate first thoughts on your house. In terms of photos/positioning and missing info, I agree with what most of the other guys have said.0

Thanks to everyone for giving their time to comment in such detail.
I took on board all your suggestions last time and altered the details accordingly. I think I posted the revised version and said I had done it.

Housenetwork took the photos. The guy asked could he come an hour early. I said no. He came anyway and my husband who is nicer than me let him in. We were not ready hence the bike helmets!
Do we need professional-professional photos done?
The back garden is a small yard.
The garage is single plus a workbench space.0

You can take your own photos if you are with House Network, and upload them, subject to their approval. You can also create your own brochure this way. Good Luck0

Thats a pity, it must just bE bad luck to get a poor photographer as we sold with HN and the pictures were every bit as good as a standard high street EANever, under any circumstances, take a sleeping pill and a laxative on the same night.0
