    Honestly, I didn't think the photos were that bad.

    They were better than those I've seen from several standard high street EAs, though perhaps not so good as the professional photographers the EAs in our area (Berks) tended to subcontract the pictures to for the higher-end properties (like the one in the OP).

    They certainly should be good enough to get some viewers through the door.

    I copied the address verbatim from the Rightmove listing, and put it into google maps, which said 'address not found'

    Many folks will google map and street view your home before thinking about viewing, and if they can't find it there easily, will likely move on to one that they can.......

    Even looking directly at King's Nympton, your street name doesn't appear. Personally, I can't figure out where your house is. Street View from the RM listing drops me in a street where I can't immediately see your house.

    Okay - fwiw the reasons I think it's not selling are that it's a big house on a small plot so very little outside space and the kitchen set up is odd: it's a cold-looking, largely empty space with the kitchen units round the corner from the stove and it's not workable. Anybody interested in the house will be thinking about the cost of sorting that out. It's lacking a proper identity at the moment, but could be a fantastic kitchen diner. Plus a shower room downstairs which you access from the hallway is not to everyone's taste.

    I'd be looking at having just a WC under the stairs and a utility room in the other half of that space, accessed from the kitchen side because the plumbing will already be there.

    The large dining table would go in the reception room labelled dining room and then the space around the Aga could be fitted out properly as a kitchen, with a smaller table and chairs for informal dining. The area currently housing the kitchen units would be extra kitchen storage or could be partitioned off and used as a study/office.

    There are possibilities - but they all cost money. Someone needs to fall in love with place and be prepared to do some work.

    Having said all that, it looks tidy and well-maintained.

    Some views of the outside space are necessary, as is sorting out the 'map and street view' tab so that it locates the property for sale. What you have in the ad is fine, but rather shows the house in isolation, rather than in context, as it were.

    However, your ad can be as wonderful as you like and not make a blind bit of difference if the market is dead, or the place is priced wrongly. So, what is happening in the local market - are houses selling, and at what price? How much have comparable places gone for, in relation to your asking price?

    Its a lovely looking house but quite difficult to get a 'feel' for from the limited photos. You just don't get a clue of its context in terms of road/neighbouring property/outside space/driveway/garage/garden. Nor is it easy to suss the unusual kitchen(s) layout as others have said

    Also a few disadvantages for 'modern' living - only one bathroom for four bedrooms and 'the kitchen in the utility room with the stove in an empty room' set up (sorry op). I'm sure it works better than we can see but def needs some better photography and perhaps more dressing to show it as a functioning kitchen.

    Is an ensuite in the current landing/study space a possibility?

    Can any 'potential' changes to room use or layout be highlighted more?

    Can't comment on price but surely you know what's happening in your local market, if you're competitive and why its sticking like it is or, more particularly, why people don't even seem to want to view.

    I like a homely feel ,but all those books make the house look institutional. I'd prefer some ornaments and plants instead of books, with comfy cushions on the sofas.

    When we were selling our house, our EA told us that it's ''kitchens and bathrooms that sell houses'', and to be honest it was what I always looked out for when buying a property. So, in my opinion you definitely need more photo's of both. You have a lovely house so show it off - all of it!!

    There is a bathroom upstairs and a shower room on the ground floor, but downstairs bath and shower rooms are not very popular ime.

    Same here. I got there in the end in street view by starting at the pub and following the directions in the old rightmove listing. Go down the road directly in front of the pub and circle left. Not far. You can see the front and side of the house. In front there's a small square which basically looks like a public parking area with wood posts down the middle so you can only approach and park from one side or the other not drive right through. There are quite a few cars parked there. The surrounding roads are narrow and the nearby houses while some quaint with white wash and thatch look poorly maintained.

    Thanks again. You are right about the big house / small plot.

    Next door but one just sold (2015) for 499. Zero back garden and smaller than ours but more "done up".

    It is hard to get comparables here though. Things are selling but I don't think the market is exactly hot.

    How do I sort out street view?
