    I would say that whatever tarting-up they've done, that's well over its likely selling price. They've over-invested and expect far too much.
    Oh i agree about the price it is vastly over-priced imo, but it is nice just those dam wires...

    Well - if you're referring to them as "those dam wires" now - then how do you think you'd refer to them in 5 years time if you bought that house?

    To give a personal example - my current house has got some eyesores nearby (stuff that anyone would consider an eyesore and the concrete block walls that "locals" wouldnt regard as eyesores I presume - but I do, as I think they're so ugly). I'm still busily blocking those eyesores from my sight as far as possible on the one hand and "diverting visual attention" from eyesores I'm unable to hide on the other hand as far as I can and the house will never be one I "love" (partly because I'm not going to be able to hide those eyesores totally).

    If you're a visual person - you will continue to notice those wires at regular intervals and give them a quick "mental blast" wishing them away iyswim.

    Looking at the aerial photos, the pylon route affects plenty of other houses, so if you're prepared to do the research you can probably figure out the average effect which they have on property values (might be slightly reassuring that you're not the only house in town with pylons out the back).

    No. I would not consider the property. It's not just near overhead wires it's right under them.

    The asking price is also unrealistic. To ask £100,000 more than it sold for in 2011 is unbelievable.

    OP hasn't said anywhere that their issue is with the visual impact of the lines. They've only mentioned noise and TV interference.

    It may be that they've picked up more thoughts now, but it's unlikely that the visual element will trouble them more in the future.

    I walk over my fields every day and never give a thought to the 11kv lines from one week to the next, unless I'm framing a photograph. I haven't flown a kite in years!

    The big power lines do reduce the value of property if they pass close or over it, so as davidmcn says, if it's otherwise acceptable, the average % reduction needs to be calculated by belt & braces methods.

    That still won't mean the sellers will accept a realistic offer though.

    For me it would be the buzzing the make when it's misty/drizzling that would put me off.

    I used to work somewhere that was under pylons and something about their particular buzz really put my teeth on edge.

    On the plus side, they'll only buzz when the weather isn't really suitable for chilling out in your garden, so you may never be bothered by it!

  • My first home bought in 2000 had pylons across the road approx 200 metres away, however that line was de-commissioned and removed, result was the house prices shot up. They never bothered me as they were across the way but these ones run right across the back of the bungalow...

    One possible advantage, one wouldn't need to mess about with wired or solar lighting for the garden, just plant a few fluorescent tubes around it;

  • Hmmm that is interesting, yes i know of the development which tbh i find extreme as that area is constantly choked with traffic now let alone with all these additional builds, but hey ho progress is progress i suppose lol
