Tenant ignoring all contact from Letting Agent

1) do nothing and allow the tenancy to go periodic. Many periodic tenancies last for years.
2) serve a S21 Notice. Wait 2 months, during which tenant will refuse access for viewings thus guaranteeing a costly void later. Apply to court for posession. Eventually gain possession. Pay agent to find new tenant. Lose rent during the void. Keep fingers crossed that new tenant pays rent as regularly as evicted tenant.
3) politely invite yourself to tea. Take a cake. Sit down and ask the tenant what her long term plans are. if she says
a) "I have no plan to leave, just don't want to pay a renewal fee of (£50?£100? £200?)." Relax knowing you have a long term tenant on a periodic tenancy.
b) "I'm buying a house and hope to Complete in a month or two." Relax - she's leaving anyway so wait for her notice to arrive. Meanwhile, stay friendly so she allows viewings in the last month.
c) "I'm only interested in a long contract - 6 months is no good." Relax & offer her a 1 year/2 year contract.
d) "I'm really stressed because my boyfriend/mother/cat died and I just can't think about dealing with the agent/contract etc right now". Relax and tell her not to worry. The tenancy can continue and when she's a bit less stressed she can consider a new fixed term. Offer to call her in, say, another month or two.
e) "blah blah something else." Relax. Be understanding. See it from her point of view and make a sensible, mutually agreeable, suggestion.
However, I suspect you made up your mind before you even posted the thread that it was either
* sign new fixed term or
* get evicted0 -
