Tenant ignoring all contact from Letting Agent

So I have a Lady in my property who is on a 6 month tenancy agreement, which expires tomorrow.
The Agent has been trying to contact the Lady for the last 3 weeks, but she keeps on ignoring all contact ( letters, phone calls,) . She is in because I have seen her going in and out on occasions ( I live near the area)
I want her to sign a 6 month extension, instead of going on to a periodic tenancy, yet she does not respond to any contact.
What are my options?
I really dont want to go round myself, I pay the agent to communicate and deal with the tenant!
She pays her rent on time every month.
Not sure why she is not responding.
Pain in the !!!!

Are you paying her a wage? - if not then on what basis do you believe she is obligated in anyway to do anything other than what she wants.0

I think you do. She wants a periodic tenancy and doesn't want to pay additional fees that your agent will no doubt levy.

If she's a good tenant, why not go onto periodic? You both save the letting agents' rip off fee for doing f-all.They are an EYESORES!!!!0

That's most likely because she doesn't want to renew for 6 months and she'll hedge been advised that she doesn't have to as the tenancy will automatically go to periodic which is what she wants.
You then need to decide whether you go along with it or whether you are insistent in a 6 months contract in which case you'll have to give her 2 months notice and look for someone else. Do not force contact she does not have to legally give you a response.0 -

I suspect she wants to go on a periodic tenancy so has no wish to sign the 6 month fixed contract.
Your options are to either evict her using S21 or just forget about it (and is evicting a good tenant really worth have a fixed term agreement?)0 -
Tenants have become accustomed to be chased by letting agents who want them to renew in order to charge them fees. It may be a simple case of "Not that cr*p again. I'll just ignore them."
Now, since you really wish to renew (for whatever reason) perhaps a nice letter to clarify that it is your actual request and that you will thus cover your agent's fees will elicit a reply.0 -
