    I like it. I might add a couple of pots with some greenery in outside at the front, though. Just to give it a bit of kerb appeal.

    I think the front would be much improved by some nice hanging baskets above the door, or some colourful plants/flowers in tubs. Maybe on the windowsill too. The bark around the garden looks a bit unusual. Do you keep hens perhaps? The house inside is lovely and looks immaculately clean.

    Lovely inside, you cannot improve it.....assuming that IS how it looks on inspection & not just in the photo's. I agree, a touch of kerb appeal wouldn't go amiss & won't cost much.

    It's possible they may be choosing between 2 properties or any other number of reasons to view 3 times. Don't worry about it & encourage your estate agent to bring others round, not the same ones over & over. They may be sitting on their laurels a bit waiting for these people to make a final decision - but in the meantime should keep pushing others your way.
    Seen it all, done it all, can't remember most of it.

    As a buyer I have always thought that the houses where feedback was asked for were obviously having trouble selling.


    So I would not ask if I were a seller.

    Depending on how many notes you have, they might be sitting back and waiting for you to declare a closing date.

    In previous discussions on here, folks have asked what to offer if a seller declares a closing date, and I've pointed out that they don't have to wait. They can offer anytime. Perhaps your buyers are in this category that doesn't realise this.

    Funny. Half the posters here think EAs are always out to get as high a price as they can from the buyer and the other half think they are out to get a low price so it will sell quickly !

    We've been viewing properties recently and only one asked for feedback. I called a few to give feedback and they were bemused that I'd called.
    Definitely ask the EA and ask them to inform you after each viewer.

    It looks lovely so it may be that they're getting a mortgage etc.

    We delayed our offer as we wanted the mortgage planned and that took a week.

    I'd suggest their stance would vary wildly on how their sales targets/commission is looking at any given time!

    In future you could consider setting up a couple of digital voice recorders.

    You'll not only hear any comments made by buyers that you then action where possible but you can also keep tabs on estate agent performance.
    You may find some particular agents are better than others and you can then specify who you want to conduct viewings.

    I would presume that (as is the norm in Scotland) the OP is conducting the viewings themselves.

    Also I see the first two viewing dates were on Sundays, when the OP is having open viewings. While I'd stop short of saying that some people in Edinburgh just enjoy a Sunday afternoon nosing at other people's houses, not all viewings during open viewing times are particularly serious.
