We were the opposite to these
My brother is younger than me but got the bigger bedroom because he had things like a train set, subbuteo and scalextric which needed more floor space, whereas I was a book worm who was quite happy to curl up in a cozy corner to read2.22kWp Solar PV system installed Oct 2010, Fronius IG20 Inverter, south facing (-5 deg), 30 degree pitch, no shadingEverything will be alright in the end so, if it’s not yet alright, it means it’s not yet the endMFW #4 OPs: 2018 £866.89, 2019 £1322.33, 2020 £1337.07

I would wait and see. Quite apart from anything else, you don't yet know how the children will be.
For instance, you may find one is more independent or more needy, and less comfortable about sleeping upstairs, a floor away from you. As they get older, you may find that one or another has a greater need for privacy or needs more or less space.
In the short term, I would leave child one where she is, have the baby in your room. Then when they are a little older, move one up into the dressing room. All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0
