Best wishes amy: Sounds like to agents are harassing you: Keep a log (handwritten is fine) of anything not-reasonable they do. Harassment is a criminal offence that landlords and agents can & have gone to jail for (v v v unlikely in this case).
Any more stupidity from agent just block the number (well, easily done on most smartphones...).

Why get angry about it? Either ignore the letting agent or forward the message from your landlord saying that she's happy for you to have a periodic tenancy so that's the end of the matter and there is no need for the letting agent to contact you regarding this matter again.0

The thing is, I know we're in the right here and they're just trying to intimidate fees out of us, but I can't help worrying about it.0

Surely it's down to the landlord whether it goes back on the market? Not the lettings agent. I'd ask the landlord to have a strong word with the agents to get them off your back and to tell them that she's happy with the tenancy going periodic.0

Wouldn't it be embarrassing for them if they tried to carry out a viewing and you were there and told the would-be tenant, in front of the agent, that the property is not available?
If I were the would-be tenant, I would be very unimpressed with that agent.0 -
It's still ongoing! I presume I'm at the point now where I just ignore and wait for it to go periodic / be served a section 21? It sounds like they've bullied the landlord into changing her mind now too, though I have her initial response via text.

The landlord has agreed that the tenancy can continue on a periodic basis as previously discussed.
Please find attached ‘Guidance for lettings professionals on consumer protection law’ which can be found on the ARLA website. I draw your attention to section 9.11 in particular.

I have spoken to your landlord and she has agreed that she does not want you to go onto a periodic tenancy – she has also asked that you contact us rather than directly contacting herself.
She is happy for you to sign another fixed term lease but unless we have a decision this afternoon as previously stated the property will go back on the rental market.
