    Feel free to ignore that empty threat of a claim for 'loss of rent' too. That's just an attempt to intimidate. Landlords/agents don't have a right to no void period between tenants.

    You've received advice. It doesn't change.

    * I assume you've changed the locks.
    * You've told them the viewings are not agreed, so if they turn up, don't open the door.
    * Less is more. Keep any comunication to the minimum, or better still, don't respond. You have nothing new to say, so don't say it. (you were doing so well till your last longer email)

    If you want the LL's address, repeat the request, by letter, quoting the Landlord & Tenant Act 1985 section 1

    Have they now served notice OP, or are they still expecting you to move out because your fixed term has ended?
    Either way I'd make sure to change the locks if you haven't already, in case they try to sneak in for viewings when you're out.

    They are still claiming that a valid section 21 was served alongside the new tenancy agreement. I've not done anything to refute that, but previous posters have pointed out that it's probably invalid because the tenancy wasn't renewed until a week later.

    Again, no point debating this with them. Theyll find out in due course if they go to court relying on it.

    O.k so they have the right to enter ( for repairs and so on) ( but not necessarily for viewings).
    You have the right to quiet enjoyment of the property that you are renting.
    Clearly in most cases it is best to come to an amicable arrangement, however these letting agents are not being reasonable. They *could* take you to court but this would cost them time and money ( by which time you may well have left of your own accord anyway). Whether they would win is debatable. Harassing a disabled tenant in her home with 2 young children is not something they want to be promoting and I would imagine a judge would give them short shrift ( if it ever came to it).
    Furthermore they are not really doing themselves any favours by continuing to harass you. V
    Will you be making a formal complaint regarding their behaviour?

    P.s I assume you've changed the barrel of the locks?
    It might be worth a word with the local police ( on the non emergency number) just to fill them in on the situation and make them aware so that if the stupid settings agent does decide to turn up then you can call the police if necessary ( if you are feeling threatened or unsafe) and they will have a bit if background to things.
