Sorry - my impatience (yes) is more driven by the unknown more than the S21 issue. If I need a temp place for 6 months, let it be.
I am not saying I need to be updated daily, it'll be nice to have access to a portal knowing what's happening... but at least once a week! Especially when in the beginning the EA was putting pressure on me to move things along!

If you haven't had the contract it's a gamble to instruct searches and your solicitor would probably advise against it anyway as one of the things they will do is check that what the vendor proposes to sell to you is what you believe you are buying. No harm in speaking to the EA and putting them in the picture.
You do know that a s21 notice doesn't mean you have to vacate at the expiry of the two months notice? It's just notice that the landlord may commence eviction proceedings then.0 -

That's a contradiction. You won't know what you're buying UNTIL searches are back.Besides which everything is one big gamble until exchange.
What most solicitors would suggest is a formal mortgage offer before stating searches.0 -
my solicitor (and google) said he won't do searches until he has received the contract from the seller.
The first thing I sorted out was the mortgage because no money no purchase regardless of how great is the property!

Your solicitor does as they are instructed. As for google.....

My solicitor has been excellent really and as a team we've got our side of the process sorted quite efficiently and quickly.
I've been ready to "go" for ages, but it's the vendor's side relative slowness which is becoming a little bit irritating.
I've been extremely patient up to now and I'm not someone who feels the need to phone up everyday and pester the hell out of everybody for its as much hindrance as it is help.
I've settled on phoning my solicitor only once per week just to touch base and catch up on the latest status but even so I admit I'm getting itchy feet partly because I've had everything sorted my end for a couple of months now and that the expirey of my mortgage offer is looming.
Seeing as my purchase is chain free both sides, at this stage I feel that it's entirely reasonable to ask the vending side to get a chuffing well move on with it.
To that end I've politely but firmly had my solicitor remind the vendor's solicitor that my mortgage expires next month and could they kindly respond to the outstanding enquiries ASAP so we can exchange and complete before that time.:www: Progress Report :www:
Offer accepted: £107'000
Deposit: £23'000
Mortgage approved for: £84'000
Exchanged: 2/3/16

mark - the OP is not slowing things down. Why would you incur search fees when you don't have the contract from the vendors? As for the hairsplitting, well it's even more of a gamble without the contract.0

I admit I am no specialist, all I can do is draw conclusion on data I can find.
Most sites seems to refer to that sequence....
If there is a better way I am all ears. I don't want to bypass the process, I defo believe due diligence is needed!EU expat working in London0
