Newbuilds are not the end all be all. The current quality of new builds leave alot to be desired.
Pemission, Taylor wimpey e.t.c all have very very mixed reviews. BBC watch dog did 3 episodes on Permission recently.
In fact their overpriced almost always and as soon as you step into the front door, the value has dropped drastically.

No not misleading, it's perfectly clear, but a silly way to market a house. It will simply attract people who can not afford to purchase it without the HTB scheme and miss those who can afford it without the scheme.0

No, it's not misleading. It states clearly what the price is based upon. Maybe it's pitched at a particular market?

I'm not sure quite how THE BIG CAPITAL LETTERS at the top of the advert can be misleading, as they quite clearly state what the price is based on, unless you're the sort of person who thinks a superman fancy dress outfit needs to contain the warning "does not enable the wearer to fly"0
