    I thought it was illegal to have a house without a pool in Oz! ;)

    On the other hand, no pool means nowhere for the roaming crocodiles to hide! ;)

    I'm not seeing the two spare bedrooms for when all your nice friends come and visit. The garden shading is great though.

    Does Aus suffer from the same thing as the US where established neighbourhoods end up down market as people always upgrade to new-build?

    The only crocs in the ACT are in the zoo! It's far too cold in the winter for them. It's a great place as it has 4 proper seasons. Sydney doesn't really have a winter and doesn't really have much of a spring or autumn these days.

    I reckon we'll end up putting in a granny flat out the back to rent out/loan to Nice People.

    No. You get good areas and crap areas. The good areas stay good and the crap ones stay crap by-and-large. There has been gentrification of the centre of Sydney in the last couple of decades though.

    When the houses get run down, people knock them down and rebuild. Getting development approval (planning) where there is an existing dwelling is trivial.

    Have my Uncle Les living in Safety Bay Perth my Mums Late sisters husband...I speak to him once a month not my Mum though she fell out with her Sister when there Mother died over money from the Will....Mum got nearly all including the shop she was brought up in...Shirley Hardware Stores it was called back then its now an Electrail store of some sorts, just into West Wickham Kent and Grandads local was the Shirley Poppy, well he almost lived in the Pub in between working in the shop...My Sister and myself had great fun playing in the shop on a Sunday...feels like yesterday when I think about it....they swapped goods with the local shops so during and after the last war they never really went without much....Nan always bought over loads of cakes from the Bluebird bakers (which I think was next door to there shop) to our home in Croydon whilst Grandad played on his fishing boat down at Newhaven Harbour...Great memories.

    Also have a good friend moving to Denmark Australia( long way from you Gen but in the same country!!!) having retired...he had a stretch limo car business for a long time...a side line really... as he had a full time job as well...Met up with Hank Marvin sometimes too as he played the guitar also!!!

    ETA: Cripes. How the heck do you end up in Denmark! It's in the middle of nowhere.

    It does seem to have a very clement climate though
