    I don't know your story Crashy...have you owned a few homes? What line of work are you in?

    What actually happens during a housing bubble is that people tend to pay too much for very average property in not so great areas, then they just get caught out when the economic winds change and can`t sell for anything like they paid/borrowed. At least a renter can just walk away if the area/house isn`t up to expectations.

    The problem with that load of bollax is when the economic winds change people usually just shut up shop, buckle down and stay put. The same happened in 2008 - 2013 when minimal properties would come on the market because nobody wanted to buy or sell, eventually we had the coiled spring effect where people felt a bit better and because of the low stock levels the prices went into orbit, 70% in my area.

    Do you think we will have a referendum on the EFTA type deal that we will eventually settle on? Or will we just leave it to our elected representatives?

    No, the story has not changed at all, I even posted a link to the house where I last rented a room. The story of renting cheaply and saving/investing while having no debt doesn`t suit your narrative, that is the problem.
    I'm not going to go though the figures again but you can't save the money you are spending on rent. If at your age you are happy to share a house with other people that's fair enough but to claim it's better than buying is ridiculous .

    This is why people should take no notice of Crashy it might seem like a joke but it's very close to the truth.

    Crashy doesn't now what is going to happen to house prices just like me and everybody else. Prices could well fall over the next few years but to categorically state there is going to be a crash is stupid.

    Who knows? The Government can negotiate whatever it can and that could just be a Canada type deal for a narrow set of of projects.

    They could hold a referendum or put it to Parliament. The only reason I can think of for holding a referendum would be if there was a genuine choice agreed with the EU.

    For example (just an example), if the EU said we could either have:
    (a) a Norway type deal with free trade with the single market and Freedom of Movement. or
    (b) A trade deal for goods but not services plus an immigration agreement that represented a modified form of Freedom of Movement that provided some controls

    the government might want to give people the option. But I think this (ie options) is unlikely so cannot see what a referendum would be about.
    Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.

    I think it would be very foolish for the govt to try and negotiate a deal with the EU that they then had to get public approval for.

    They need to go with a clear position and the authority to implement it. Otherwise the EU will have no certainty on what they are agreeing to and the wider economic uncertainty just goes on and on.

    The mandate for brexit has been given and that gives us a far stronger position than DC had at the start of the year. Personally I have faith that this new govt will negotiate a deal that involves reasonable access to the free market alongside reasonable adjustments to free movement. Some gains in the latter, with some costs (like maybe still paying some kind of membership fee) in the former. Maybe we don't sit at the table anymore, but equally we're free to take our own path in other areas. Balance and compromise.

    A compromise position is what was always required and a marginal brexit vote was the best result for achieving that. There will always be some people who want more, but I think the vast majority will accept if the govt come back with something along those lines.
