What work are you expecting your solicitor to do - pop round and help the sellers shift their boxes? Like I said, both sides need to be flexible - often the purchase funds have still to be paid by 4pm, so why should vendors have their van packed by 9am?0 -

The funds were paid earlier, 11:15am she confirmed they were with sellers solicitor, estate agent released keys at 11:20am. Solicitor is now chasing them as said vacant possession should have been given by now.0 -

Use the keys given to you to let yourself in, put kettle on and go and use the loo. You say you have not met the sellers, the people inside your house may not be sellers. Take it from people who have been there.
When I moved 6 months ago, I had to wait for the solicitor to ring to say the monies had moved, then go to EA to pick up keys. When I got there they were still inside so I walked in and just said 'hi', they then said they had to explain what the different keys were for?!? so I let them, and then said the removal people need to unload the lorry now and if they feel they need to explain anymore, they could always contact me.

Could be a team of burglers that saw the sellers pull away in their fully laden van this morning and decided to go in and nick the copper and scrap metal whilst the house is empty.0

agree with others - if you;ve been outside the property (at least once) then why not knock on the door and nicely ask what time they'll be done.
You need to secure the property (change lock barrels?) sometime reasonable before bed time , presumably...0 -

You paid for the conveyance of a property, which concludes today. It has concluded, in its usual/normal form and you have seen that the sellers are in the process of moving out, allbeit a bit late in the day ....
There are times, in life, when there are bits of "the job" we do for ourselves just because that's normal/easiest all round.
You didn't have a problem with the conveyance; you had an irritation over the slackness of the sellers in moving out as promptly as you'd have liked. That's not a legal issue, it's a people thing.... and the quickest route to an answer is never to put a solicitor onto enquiring, especially on a Friday afternoon (when they're all busy completing on many houses).
In short: Nothing could be gained from you involving your solicitor, except to delay the receipt of your answer .... which is probably "took a bit longer than they thought".0 -
When I sold my house before Xmas the solicitor and estate agent told me all keys had to be handed in by 11am as completion wouldn't go ahead until the house was confirmed as vacant possession. I handed them in at 9am and had to sign something to say the house was vacant. I assumed you didn't complete unless it was empty so I have learnt something from this thread! I hope they've moved out for you now!0

In my last move, I had a well known removal company move me, we had packed up and had everything ready when they arrived first thing. Someone from the firm had come round to price up the job and saw exactly how much we had to move.
Come moving day they didn't send enough people and didn't have everything in the removal van until about 2.30. The person buying off me went mad, but what could I do, the company would not send anyone else out to help, leaving me frustrated and fed up with the whole situation. The people buying off us were not selling anything and wanted the house and even came in with carpet cleaning machines etc as we were still moving things out.
Next time I move, I will be more carefull who I choose to move us, but it could be a reason as simple as this.0 -

The thing is if you were part of a chain you'd be in your own house getting your own stuff moved so by the time you'd got to your new house-they'd be gone . Remember with a chain they have nowhere to move their stuff into until they legally own their new place -and the time of ownership change is the same throughout the chain.
Nothing illegal has happened -why do you think it has?
Morning of our exchange we had our buyer screaming down the phone because we wouldn't let him have the keys several hours ahead of completion. First time buyers sometimes have unrealistic expectations..I Would Rather Climb A Mountain Than Crawl Into A Hole
