There are some companies that will list your house and if it doesn't sell within a certain time frame, I think its 3 months, you can write to them to cancel the agreement and not get charged any of the marketing costs or for the EPC cert. Does anyone know if there are any estate agencies that still offer this type of service?

The best money saving tip? Avoid using an estate agent! If you can pick up the phone yourself and show a few customers you have filtered during the call around, why pay 3-6% commission for an estate agency. Fortunately, there are startups that are also trying to break the hegemony of the big property portals like rightmove or zoopla and allow owners to advertise for free.
I will sell it myself, I am also running ads in different facebook groups. My only problem is that too many agents are calling in spite of asking them no to do so.
To sum up, be a bit more proactive, dont let agents be pushy on yu and check the new opportunities to advertise and sell your home.

Yes, but if it's not on the places where buyers routinely look (Rightmove/Zoopla etc), then nobody will see it other than those looking at your other advertising spaces which, it has to be said, will not have the same level of traffic.0 -
In rest of Europe the commission is closer to 3%. In fact, since in the UK both parties pay commission it is 2x1.5% so we get to that 3%. Looking from an agents perspective0

As far as I know, private individuals can not advertise on Rightmove. Can they?
So let's say you are selling your home for 300.000 £. The commission you will pay to a:
- high street estate agent: 3.000£ @ 1%
- online estate agent: from 200 - 1000 £
Sell it through Facebook or a Startup that offers free listing: 0£ + your own time. Isn't this latter option worth a try?0 -

Sure thing Captain! But many of our UK fellow citizens own property outside the Islands, including me. I have sold apartments in Cyprus, Italy and Spain. Hope additional info won't disturb your nerves too much0
