I am in a bit of dilemma and seeking advice/ opinions to help me make a decision.
We have a house to sell for approx. £125,000. We have two quotes from estate agent X&Y for £1000+VAT to sell the house.
We have also seen and liked a property and may make an offer tomorrow. The estate agent Z selling the house we like also came and valued our house and offered a fee of £1250 + VAT to sell our property.
The dilemma I have is - is it advantageous to go with agent Z who is also selling the property we may make an offer even though he is charging higher fees. Or we just go with X or Y who offer better rates (and have also been good at showing other properties).
Personally I would have gone to housenetwork, but by Mrs. feels otherwise. What would be the best option. We have already tried negotiating fees of Z to lower it to £1000+VAT without much luck. Which EA to employ?
Basically is there any advantage in having the same EA to deal with for buying and selling?0 -

Only advantage I can see would be that they may be more incentivised to sell your property as they know that if they do they will get two properties off their books and collect two fees rather than just one.0 -
Let me tell you a stoy, many people on here knowwe have been trying to sell my sisters property, in the shop the other day i met a couple who had looked around the property in Nov, they said they couldnt wait to move into my sisters place which amused me, i spoke to agent he said they had offerred but had not even sold their home, but had gone on the market with him as they thought he would try harder, we now know why we havent had any action our side, he knows he has a fish hooked and is trying to sell theirs to complete the sale.I always thought good agents keep you informed but they never even told us they had received an offer, i know its not worth "the paper its written on unless their sstc"as any offer on theirs will effect what they can pay for ours.Agents....my bark is worse than my bite!!!!!!!!0

Hi Dawn - for a sale of a freehold property you should not have to pay more than £500 all in. £550 for a leasehold property. Shop around online and find a company with real feedback. Conveyancing is not rocket science (especially when selling).0

Hi, You should check what services they will provide to you, because most of online estate agent does not do much once they recceive the upfront fee, they will basically post your property on rigthmove and zoopla and wait for eventual buyer to contact them, then once they got one the just forward him to you and you end up doing everything. You should try to find an online estate agent who does not charge anything until your property is sold no sale no fee type. and I think commission fee only is the better because it is in the interest of the agent to get the best price for your property but the commission should not exceed 1%+VAT

Yes same problem in my case i will also sell my property but Agent or Broker are charged more fee, but I am trying another agent to suggest me better property option.0

Is there usually a cooling off period on estate agent contracts?
My husband and I signed a contract on Thursday but since then I've seen the MSE article with tips on selling and had second thoughts.
The reasons are that the agent doesn't belong to NAEA, and the contract locks us in for 16 weeks
Now I'm worried that we rushed into signing and should have gone with someone else or negotiated more. Is it too late now?0
