    Hi All.
My first time on a forum so here goes. I would like to sell my house myself and have a solicitor handle the conveyancing. I want to list the house on as many sites as possible on the internet. Can anyone tell me which is the best company to go with to list my house. What are the tricks and points I need to look out for to do this a cheaply as possible. Any and all help gratefully apreciated. Thanks

There are lots of private sale sites out there, with prices varying from free to around £150.

The problem with these is that they aren't allowed to list on the big property portals (Rightmove, Zoopla, etc) who have banned private sellers.

And because the six biggest portals get 90% plus of all buyer traffic this makes private selling not impossible, but very difficult - especially in this market.

The only way to get onto the major portals while avoiding full high street estate agent prices is to use an online estate agent. These are usually either fixed fee or based on a much smaller commission than a high street agent (typically 0.5% compared to 1.5-2.0% for high street).

Again, look for one that lists on all the major portals. A couple of good ones are househop.co.uk and housenetwork.co.uk

we know what we think, what we want. So do not worry about the money, only do what we think is ok. Do you think so?
  • Freedeal,

I agree. We had our house on with a couple of agents for 18 months and then we researched private selling sites. We thought comparethehouses.com was the best and it is free (well it was then anyway). We managed to sell through the site after about six months and saved wuite a bit.

We were finding it more difficult with trhe agents to get them to do viewings for us, so we thought we may as well give it a try ourselves and really if you have a half decent solicitor then it's actually quite straightforward to sell your own house.

The recommendations I would give to people are:
    - do some research
    - make an effort with your photographs and descriptions
    - get your family and friends to spread the word for you

    Hope that helps any one.

    Jane
  • I can't believe that this really is possible. I want to sell my house and at the same time, save a lot of money from it. This thread gave me a lot of confidence and motivation to plan on this. Thanks for sharing your experience.
  • Has anyone tried using the online estate agents? I came across urbansalesandlettings online which appears to cost £250 (if you want them to supply and fit a For Sale board). Sounds like a bargain compared to 1% fees, but are they (and other similar online estate agents) actually any good? I don't think I've the time to sell privately, but the online estate agents might be a cheap alternative...

  • Does anyone have any experience of 'we-buy-any-home' type companies advertising on the internet (eg HouseSellQuick or Chainbreakers). They seem to be straight up about offering below market value. Question is, how far below? Opinions welcome.
  • Hi, my family are selling a house (currently on market for £75,000 having been reduced from £79,950). Someone has recently viewed it and said that if we increase the value back to the original asking price and pays their deposit (10% - appx £8k) they may be interested in offering the asking price. Is this feasible? If the people interested offer £79,950 and can only get a 90% mortgage (say £72,000) where does the £8,000 come from? If we paid the £8,000 deposit surely that means that we will only get £64,000 for the house. Sounded a good idea when first mentioned but then the more we think about it the more confused we become. Help please.
