This posting is dated 2004. Are these figures still current? e.g. 1% estate agent fee; 1 week notice rather than a long tie-in period.
I'd also like to know this. Is it worth negotiating say 1.5% if the sell within 2 months, 1% if they sell within 4 and 0.5% if they sell within 6? FWIW the figures would be low for us - Flat worth ~£70k.0 -
Hi, i have had my house for sale under an estate agent for over 2 years now, they have only provided 4 viewings despite me dropping the price. I now want to take the property off sale and wait for the market to improve but my contract with them states they will charge me around £300 to do this. I feel this is an unfair charge as they have made no effort to sell my property. Surely this cannot be a fair contractual term that their is no minimum term to the contract where they fail to meet their obligation under the same contract? Under the ombudsman guidelines it states i could challenge the estate agent under inefficiency, what is the likely outcome and how should i best address this issue with my agent?

Me and my wife have a 50% shared ownership mortgage. The house was worth £125,000, so we got a mortgage for £62,500 (50%). This was in 2008, just before the housing market collapsed.
We got the house valued a couple of years ago, and had lost some of its value. Since then the market has not got any better, and the house has probably lost more of its value, plunging us into negative equity.
We are planning to start a family soon, and are wanting a bigger house. As this is our first mortgage we are unsure about how mortgages work, if you want to move home but havent finished paying off your mortgage. Plus we are in negative equity. Our mortgage length in 30 years, but we dont want to stay where we are for 30 years.
Do any of you have any experience / advice on moving home with a mortgage that hasnt been fully paid off, as well as being in negative equity?

My first time on a forum so here goes. I would like to sell my house myself and have a solicitor handle the conveyancing. I want to list the house on as many sites as possible on the internet. Can anyone tell me which is the best company to go with to list my house. What are the tricks and points I need to look out for to do this a cheaply as possible. Right Move is the biggest and most used property portal on the internet. I'm sure there are many others but that is the main one you want to concentrate on. I'd not choose an agent who didn't advertise on Right Move.

I used the techniques here and got the estate agents playing off each other. I eventually ended up with a flat fee and a reduction of the marketing fees. I'm listed on Rightmove and about a million othe sites but so far....nothing. Loads of viewers (which everyone says is great) but no buyers. Even the feedback isn't useful. The EA just stated the blindingly obvious today, "you just need someone who wants to buy it." After 4 months on the market, I get that, thanks!
I know everyone that has viewed has seen the place on Rightmove so it must be good. I would strongly recommend calling your EA and asking for feedback and stats from Rightmove. It seems to keep you at the front of their mind.
Onto the next viewer for me. This is the first time I have sold a house, so its a learning curve.0 -

Bear in mind that I am an ignoramus, but that contract sounds well bad, and I do wonder if it can be legal. I would get yourself down to the Consumers Advice Bureau if I were you. You should be able to withdraw from a contract with a reasonable notice period e.g. 2 months. An indefinite period sounds unreasonable to me, but I'm no lawyer.Warning: This forum may contain nuts.0 -
