The only thing worse than home-grown SPAM is American SPAM

It's a UK-based forum, Kim. We don't have 'brokers' over here....

Agreed - and reported as spam. I hope others will do so too.

"thesolutionfinder"'s post is a bit suspect too, given that it's the first and only message this forum member has posted, but the tone sounds fairly genuine so I'll give him (her?) the benefit of the doubt. The site I mentioned above is still cheaper though, provided that you find a buyer within 6 months.

Well,If you want to sell your house without paying a lot of money to the broker,I have a solution for you.You can either put up a "FOR SALE" sign in front of your home and follow the For Sale By Owner procedure. But,there is another way of following this procedure. There are some websites on the internet that help you sell your house. Now you will think about the commission you have to give to those websites?Let me tell you that you don't even have to pay a penny to get your job done. These websites help you to sell your house without demanding any kind of commission.Yes,This is true. Now,I went through the search engine and got hold of this website named: gofizzbo.com This website helps sellers to sell their house on a flat rate fee, rather than paying 5-6% commission to a broker.
Now you tell me.How cool is that?

oooh... what does the SPAM button do?

It flags up the post as spam. Just one report probably won't make any difference but if several people tag the same message then it should get removed.
  • [FONT=&quot]For anyone looking to sell in Manchester or Lancashire Housetrade.co.uk a private sales website are offering free advertsing.

    There are a few different options for selling;

Classified Advert - Viewings can be arranged online at a time that suits both parties and secure offers can be placed through the 'Make an Offer' feature after a potential Buyer's solicitor/conveyancer has been verified.

Auction/Buy It Now - Achieve the best price for your property within a designated time frame whatever the circumstance there is the Online Auction/BIN.

Trade/Part-Exchange - To register simply add both the details of the property you are selling along with the criteria you are looking for to enable Housetrade.co.uk to find a two way match on properties, the difference in valuations will be paid through the mortgage just like a standard sale.

I can't see anything that says they advertise anywhere other than on their own site - and if they don't then they're going to reach a very limited audience. Fine, list your property there if it's free but don't expect lots of enquiries!

I've just discovered that Jane Earl, the online agency I posted about recently, is no longer taking new instructions, but there are several others through which you can sell your house for a flat fee of less than £500, and some are cheaper than that (though I understand that advertising on Rightmove is very expensive so they have to pass the cost on).

http://www.theadvisory.co.uk/private-house-sale.php has some good info on it, including a list of online agents at http://www.theadvisory.co.uk/online-estate-agents.php.

Comments re sole agency contracts (in post #601, above) still apply.
  • £99 Sellers Packs

Recently I've noticed than many estate agents are charging for these 'Sellers Packs'... A sellers packs contains an EPC, floor plan and photos. OK, firstly a floor plan is not compulsory, and photos should be done by the estate agent for free anyway, that's what the fee should cover. So, what you should do is demand that the agent take their own photos for free, and then go online and hire an EPC provider to do the EPC (and maybe a floor plan) for about £50 (no vat). HAART I think are charging £99 + vat, so that's an easy saving of (£99+vat=£118.80)-£50=£68.80. You can get a local EPC provider from the websites whatstheidea or RapidEPC

Hope this saves you all some cash....

  • Can someone tell me what i am best doing. Really really want to move from my house but cant afford to do the work i think it needs to sell it. To get it into a decent state to sell i reckon i'd have to spend a good £3000 - which i just do not have. I also cant afford to have the house sitting on the market for god knows how long and having to pay money for it just sitting there.
Should i go with one of these quick sell companies to just get rid in the condition its in at the moment, are there reputable ones out there.

I just cant see an alternative as i cant afford to get the house into a fit state to sell and without doing a major home makeover i cant see anyone wanting to buy it.
  • out of curiosity what percentage are people asking off the asking price - 10% - 20% ?

Have posted this on the other thread for buyers.

Just really interested in view of the current economic climate.
