1 viewing in nearly 2 months

Here is our house. Any feed back would be great. It's competitively priced but for some reason only one viewing, the estate agent seems to be ok and they are saying the right things when we phone but concerned with the lack of viewings. We Don't really want to drop the price.

    It looks ok to me, so I can only wonder if it really is competitively priced.

    There's no floorplan which makes it hard to visualise the actual layout.

    We Don't really want to drop the price.

    If you are concerned with the lack of viewings then price is a major factor in increasing interest. Sit it out until the market picks up in the New Year. .

    No floorplan, first photo I think ought to be front of house rather than kitchen, (though don't know why photo of front has included the telegraph pole).

    Nothing else obviously wrong, may be price to blame (I can see why it's worth more than other 2 bed terraces, but at the end of the day it is just a 2 bed terrace), or slow market particularly at this time of year.
  • You will have to wait it out. Wrong time to have the property on sale which i imagine is a slow market compared to the major cities.

    Had a quick flick through the pictures and the details. There is only a couple of things I noticed that could be changed in the photographs.

    When I first saw the picture of the front of the house I didn't like the fact that the side of the house was open. Reading through the details it does say gated side access. I would of had the gate closed in the photo if I am being honest. Just think the house would look more secure if the gate was closed for the photos.

    The other thing I noticed is that the EA have not really made much of the Utility room in the particulars. It says kitchen with utility. Whereas I think the Utility room should be a room in its own right. Lots of people would love a utility room as I know I would. I think that fact should stand out more in the details, Plus I noticed that there is a laundry basket right in front of a door which to me does not look to good in the photo. That would not put me off but it makes the room appear smaller as it is blocking a door.

    Maybe a few pretty plant pots on the side of the house would look nice or a hanging basket at the front would liven it up a bit.

    You have parking for several cars there. Why not say roughly how many in the particulars.

    Those were the things that jumped out at me when I took a quick look at the particulars.

    your competition is 3 bed properties priced the same or cheaper than yours.

    you are the only 2 bed in the immediate area and are therefore overpriced compared to the rest of the market

    people come to view properties they can afford (or think an offer can be made on within their budget). They look at the best properties they can buy. 3 beds will beat a 2 bed when it comes to first viewing, its only after they consider is your 2 bed in a nicer area than the 3 bed they looked at that they might consider viewing yours.

    based on price, yours is bottom of the list to be viewed, no further comment required

    The heading says it's two bed but the details only list one, so where is the second bedroom detailed? As there is no floor plan and entry for of bedroom two we don't even know how big it is.

    The selling point should be the lovely garden and views yet it's made to look like a car park with all that hard standing and the car parked in shot of the view from the conservatory window.

    Pic one should IMO be the front of the house, anything else gives the impression the front is dodgy whereas yours is fine.

    The property seems to have a lot of kitchen and utility space given it's a small house, perhaps some of that would be better used as a dining area? Really without a floor plan it's hard to see how this unusual arrangement could be used.

    So at the least add a floor plan, list all the rooms and give the dimensions of the AWOL bedroom.

    Really surprised by the photos, lovely house. Usually it's obvious what the issues are when people ask these kind of questions but the house looks light and tidy.

    The living room and bathroom photos could be taken from a better angle though, they make them both look small and maybe they're not? When I was staging my house, I took my own photos from different angles. Perhaps give this a try to find the one that best sells the room? The EA doesn't seem to have spent enough time on this.

    Completely agree about the utility room, a good photo and better description of this WILL make a difference.

    The description overall isn't great, it doesn't seem to highlight the points people will look for well enough.. for example parking with a terrace in my area would be very rare and even though it is mentioned, it looked me a few scans to find it.

    You've got one problem... If I search "Dearham" in Rightmove, up to £150k, your house doesn't come up. I assume it's outside the area that Rightmove shows as being Dearham, so you're reliant on people manually altering the search area (see map top-right on Rightmove search results):

    My thoughts:

    · If the first picture is not the front of the house I will not look at the ad further (I know I am not alone in this)

    · No need for the telegraph pole in the photo of the front of the house

    · As previous person said – if there is a gate close it

    · Light bulb gone in living room – detracts from the room

    · I do not know the area well enough to comment on price
