  • Niv most estate agents now move pics around and often use pics of kitchens so to quote you wouldnt look if not front seems silly estate agents do change the pics to generate interest according to you they will lose interest by doing this !!

    The issue is quite simply price.

    Some of the comments on order of photo's, the property description etc I agree with but they are all minor issues and not going to result in a flood of viewings when rectified.

    Within 3 miles of the CA15 postcode are the following properties

    Only £500 more than yours but 3 bedrooms, it's a new build so has a brand new kitchen and bathroom and it seems more spacious.

    Another 3 bed for only £2,000 more and the main living area is much more spacious than yours, very new looking bathroom, a very useful outbuilding

    Another 3 bed, this one is actually £2,500 cheaper than yours and again has a brand new kitchen.

    If I was looking for 3 properties in the area under £130,000 to view I would look at all 3 of those before yours and that was just from a cursory look on Rightmove.

    I suspect you may need to go to just under 125,000 or wait until the New Year as this time of year is generally quite slow for house viewings.
  • The interior is lovely but the side being open would slightly put me off. If it has a gate that should be closed in the photos.

    Saying that, if the price was right that wouldn't put me off viewing. Also not the best time of year.

    I agree with other comments regarding the gate.


    Until someone mentioned a gate and I checked back, I had assumed that the conservatory jutted out into a space with public access, so lacked privacy.

    Am I blind or does your rightmove only mention the dimensions of 1 bedroom?
    Also as a dog owner (presumably quite common given the countryside look) I wouldn't want to pay for a fence...it looks like your boundary is outlined by the odd tree now & then only?

    Also someone has shown how it's not competitively priced. If there's 2 beds in a similar price range they're probably having the same issue as you vs 3 beds

    @Brewthebear If most estate agents do this then you are right they may well be losing interest by doing this.

    Not looking at an ad if the front of the house is not the first pic has been in discussions here and elsewhere and I therefore know that I am not alone in not looking further into the details in those cases. Thinking about it though of course if the front is used when I am looking and I like it it will be saved so overall they are probably not losing interest overall

    Is there any room for a dining table? In the first pic of the kitchen, it looks like you might be able to fit one in, but the second kitchen pic makes the room look a lot narrower than the first, so I'm not sure. Also, it doesn't look like there would be room in the living room for a table.

    I also agree about shutting the gate.

    It's nicely decorated, I love the colour you've got on your bedroom walls!

    If you look at it dispassionately, the whole "what the outside of the house looks like" is strange criteria to use anyway, considering that you spend the vast majority of your time inside looking out not outside looking in. You should be paying attention to what the houses across the street look like as they are the ones you'll see the most often. However, everyone does it (including me) and I think a lot of people have a part-formed view in their heads as to how their "dream house" should look and use it as a starting point when searching. I am sure there are some people, but I doubt there are many, that have the starting point of an average kitchen.

    I think the estate agents are doing busy work when they change ordering. Personally I think the pictures should follow a narrative: here's the approach to the house, the main living areas, functional rooms, the bedrooms and facilities, the garden and the outside. etc. Just as if you were showing someone around it in person.

    In the OPs listing the narrative seems to be: here's the kitchen, it's yellow. Oh, we forgot the front, here it is, now the living room. Oo, the kitchen again, and a utility room and the conservatory, etc... It lacks flow as if photographed by a bluebottle with a short attention span and without a floor plan the viewer has little idea of how the rooms connect with each other. For instance how do you get into the conservatory? There is no sense of how the house is organised or even if things like the utility room are even practical. For some inexplicable reason some estate agents don't show floor plans which would solve the problem at a stroke, otherwise the photos need sorting out and some retaking.

    But doing all that probably won't help because as others have said, it is the price. You might not be able to come lower, but you have been trying to sell on and off since 2011 and it isn't shifting, there is little else you can do. As a buyer one of my first red flags would be why your house is valued at £34,500 more than No 10 that sold in January. There may be good reasons but I'd have moved on long before you got a chance to explain them and I don't think any tweaking of photos or description would make any difference.

    Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.
