Mis sold a 3 bedroom property

OP, I recall renting a 3 bedroom property where a bed would not fit into the spare room. We found by removing the skirting board the bed would fit, however as we were renting, we had to keep the skirting board and replace it after we moved out.:A:dance:1+1+1=1:dance::A

It applies to rented, owned, whatever property...btw..1/2 a person is a child under 10.
If the room is less than 50 sq ft (slightly more than e.g. 6ftx8ft - easily OK for a single bed) then sue both agent & vendor.0 -
This makes no sense at all. A room that is too small for a single bed is very small - you must have noticed when you viewed how small it was. Was there a bed in it when you viewed? it's not like a room so small can even be dressed up to look bigger so you can't claim they had disguised the room size somehow.0

It doesn't apply to privately owned houses. I could buy a one bed flat with 4 of my mates and all sleep on top of each other in the same bed if that's what we want to do.
Regardless, the Act you are quoting allows dining room, lounge and kitchen/diner as rooms that can be used for sleeping, so there are potentially 3 additional perfectly appropriate bedrooms in the house in question anyway.0 -
I'm puzzled about the viewing before emigrating, then returning here to a house viewed some time ago.
Also, a lender wouldn't lend on the three bedroom value of a two bedroomed house, so three bed room price was not paid.
I can't believe that in viewing it wouldn't be obvious that a room was too small to use.
Troll suspected here, too.
Should this be genuine : You can buy child beds which are smaller than standard singles, possibly buying from a static caravan dismantler as statics have both small 'single' and 'double' beds.0 -

That table is ONLY for the purposes of defining overcrowding, on the space basis, if you can link some case law to show I'm wrong, I'd be more than happy to read it.
It has no relation into the legal definition of a bedroom, never has, never will, again unless you can prove otherwise.
and even your own argument goes against you.
the rooms considered as sleeping include living rooms, so if the OP's house has one the law counts that as a room for overcrowding purposes

Cant asvise on the bedroom, but just some advice for when you move again..Here are some other things an estate agent will tell you that may not be true...
'Its an up and coming area'
'No you can never smell the sewage farm up here'
'They dont use that runway after 6pm'
'Yup they definitely got planning permission for this extension'
'yes i believe they are leaving all of these brand new neff/smeg/miele kitchen appliances'
'its definitely been underpinned'

Once bought a bed that was 5 foot by 2 and a half, for a very small bedroom. But no, if your valuation said it was two bedrooms, I really can't see how it was anyone's fault but yours.Been away for a while.0

I am guessing that the bedroom in question was part of the bedroom next door to it and that bedroom has been divided in to two rooms to make a 3rd bedroom. No ceiling light or wall lights definitely suggest that is the case.
What did they have in that tiny room when you went to view it the house?
