Mis sold a 3 bedroom property

I have recently bought a 3 bed property. But once in there we have tried to assemble a single bed and haven't been able to fully install it as the room simply isn't big enough. The property listing stated that the room is classed as "Bedroom 3" but after checking the correct diameters on google for regulations, the diameters do not match the legal measurements?
After moving in we then realised the "3rd Bedroom" doesn't even have lights wall or celin? It dose has 1 plug socket. We are in need of 3 bedrooms and are now having to consider going up into the attic? what are we to do as this was the reason for having the 3rd bedroom?
The mortgage Valuation has also come back and stated the house as a 2 bed, not 3? We have paid the price for a 3 bed property with a difference of possibly 6-10k?
Do we have a case against the EA that sold us the property? As i'm very upset they have told us a bed would fit? No way in hell would you get a cot with enough space in there, let alone a single bed.

You would be expected to notice things like there being no ceiling or wall lights and also broadly the size. If the exact measurements are not correct then you may have a case against the estate agent, but it depends how far out they are.
If the valuation came in lower, that was the time to query the price you had agreed to pay, not after completion.
Buyer beware.

Did you not look at the property before you bought it? How about measure the room to check that your desired furniture would fit? Did the floorplan have dimensions on it?
I don't believe there are actual legal requirements for room sizes. The only requirement is a window, I think.
To be honest, it doesn't sound as though you have been 'mis-sold' at all. It sounds as though you did not properly consider the purchase before you bought. Considering this is probably one of the biggest purchases of your life, if the third bedroom was so important to you, I am struggling to understand how you didn't see the size of it when you viewed the property?0 -

Surely when you buy a new dress at Next or wherever, you try it on first to see if it fits. This is no different except that the dress is more expensive and the seller does not offer a 10 day Returns Policy.0 -

To be honest i took the EA's advice as he said that a bed would fit. I did go into the the property to view before we emigrated. Im not trying to be horrid about it im just querying this as its something that has now caused a problem as we didnt have any furniture at the time as moving back home from abroad was the last thing I was thinking about, as bed sizes differ there. To class as a bedroom the measurements on line states states you need to able to fit a single bed with room to open the door and we cant even do this?. Im after advice not abusive.0
