Mis sold a 3 bedroom property

    You really should have checked the room sizes before you bought it. There's no comeback on the estate agent.

    How small is the third bedroom? You can buy slightly smaller beds if it's only a little bit too small. If you look into it there's probably a few places you can find them, but this website definitely sell them.

  • Not sure what to add, when you were walking round the property did you not think that room looks a bit small. We have what I would class as a box room. If you are lucky you may just be able to squeeze a bed in there, without having a door.
    If I was purchasing this property and I NEEDED a 3rd bedroom, I would see it was small and arrange a 2nd viewing with a tape measure.
    Do you have any comeback against anyone else, no you don't.
    The estate agent would have arranged for you to view, I would imagine if you contacted them and told them it was their fault , they may ask you to explain.
    When you buy carpets do you say I want a living room carpet, certainly what size, well room size.
    No you would measure.

  • I can understand not clicking to a cupboard being described as a 3rd bedroom until afterwards (yep....the vendor and EA were lying).

    But you do have to start from a basis that they will, almost certainly, be telling lies and the question is as to how major those lies are.

    I recall viewing a house that was described on the EA details as having a lounge and a dining room. It didn't occur to me at the time as to where the dining room was. But, thinking about the property afterwards, and re-checking the details and I thought "Hang on a minute - where was this dining room they mentioned? I never saw a dining room". Then realisation dawned that there was a large windowless/doorless alcove in the lounge and I realised it was just about big enough to put a dining table and chairs in and thought "Ah...I am right. There isn't a dining room - but they are lying and calling that alcove a dining room". Daylight dawned...

    I believe there are legal requirements as to what constitutes a room and that includes things like a window and a door. Think these days they have added in/are in process of adding in minimum size measurements beneath which a cupboard cannot be called a room?

    Again, did you not see the valuation beforehand?

    Do we have a case against the EA that sold us the property? As i'm very upset they have told us a bed would fit? No way in hell would you get a cot with enough space in there, let alone a single bed.

    Mis-sold - currently probably one of the most over used phrases in existence. You cannot be mis sold a house. All of the information was at hand before you bought it. Any information provided by either the vendor or the estate agent will be presented to give the best possible view of the property - after all they are selling it.

    OP I can't see that you have a leg to stand on.
