I want to sell my house!

    Also noticed that there have been only 9 sales over the last six years out of at least 139 properties in the road. Is this a local authority estate with most houses still rented? There is a limit to how much people will pay for a proerty in such an area, however nice it is in itself.

    I think the majority are privately owned but people tend to stay a long time for example this was our family home for 25 years next door have been there longer than us.

    My nan lived in the road too for 30 years and when she died 15 years ago her house was sold and the buyers still live there.

    My mum now lives in the street and the gentlemen moved out after over 20 years of living there to move in with his daughter.

    There are also a few more people that have been around for longer than I remember.

    I don't know the area at all, but on Rightmove there does seem to be an endless supply of 3 beds up for sale, and this will inevitably drive prices down.

    I am ofren dubious of prices suggested by the estate agents. My brother has just had valuations which averaged £105K. The identical house next door sold (STC) last week for £75K. Remember, estate agents are not professional valuers.

    Also, don't take new builds as an indicator of prices in the area. They are massively overpriced (and that is coming from someone who lives in a new build!). Three beds on my development start at £205K, no other three bed in the immediate area would sell for more than £170K.

    There is space for a shower cubicle in the bathroom at the opposite end of the room to the bath do you think it would be worth installing one?

    The commercial property dentist, library etc are soon to be demolished and new houses will be built on the land.

    The council told my sister that it was decided early on that the cottages were to stay and the plans were made around keeping them!

    * Change the dimensions on the web page to feet/inches! I'm in my mid 20s and i still prefer imperial measurements when looking at room sizes

    * It needs a floor plan so people can see the layout

    * Take some more photos so the house doesn't seem so empty! maybe put a rug down on the laminate flooring!

    Does its proximity to a main road (Liverpool Road) put people off, or is this an advantage?

    * The web page on rightmove is a bit blah, like someone did it in a hurry and just shoved a load of photos on! Write some nice paragraphs about the property, mention the parking in a little more detail, and try and be more optimistic about it! i would be rather annoyed if an EA advertised my property like that!!

    A beautiful looking halls adjoining home which should have flown out the door. Something is wrong, this is every agents dream property. My only thoughts are that the agents details look very sparse and the rooms do look very clinical, theres no warmth or lived in feel which is very important. As people look over the property they are subliminally taking in signals which aren't immediately obvious to them but are shouting out, very clean & tidy but 'I wont be comfortable here!'

    Thanks, what would you suggest to give warmth some rugs maybe? Anything else?

    An estate agent does a have a duty to check a potential buyer can raise the neecessary funds but this involves seeing a letter from their lender if they need a mortgage or bank statements etc if they are a cash buyer.Having to make an appointment at another office to see a mortgage sales person seems out of order to me.

    It looks lovely from the outside but cold and spartan on the inside. It could do with "warming up", perhaps a few rugs on the floor, or some pictures and house plants dotted about. The price seems cheap to me but I'm from the south where that price would only get you a 1 bed flat! The kitchen seems a bit of an odd shape/layout but it is good that there is a breakfast bar to eat at. Sorry, cannot comment on the location as know nothing about the area. Good luck and I hope you can sell it soon.

    KERB APPEAL???

    From the outside the house itself looks as though it was once a very nice family home. Unfortunately the image shows a large area of hard landscaping with just a small area of grass and it reminds me of office / bedsit conversions - and the bins on view don't help.

    Can the front be dressed up so it looks more like a garden? Hanging baskets and wood planters would be a quick fix. - I know it's the wrong end of the summer to plant them up anew but maybe you could borrow some. If you are quick you might also be in time to transplant some other fully grown plants (begged, stolen or borrowed from friends and family) just for dressing and photography purposes (they won't last long now).

    Also taking a new photograph on a bright day - the overcast conditions aren't doing the house any favours.
