I want to sell my house!

    I'd prefer the dimensions in old money. I'm young enough to have been brought up on metric but imperial is imbedded in the house buying system I think. Feet and inches and I'll have a clue what's being talked about :o

    By the picture, the kitchen looks about 6'x6' !

    Sorry to be the bearer of bad news, but I think this is the problem. I think you may have to be more realistic with the price.


    My parents bought the house for around 55% more than the other houses in the street 25 years ago!

    About 20 metres from the top end of the street there is also a newish housing estate with houses on smaller plots and smaller rooms for £189,950 so I am not really convinced the price is unrealistic.

    Also remembering the suggested prices if the local agents were £180,000, £175,000, £175,000 And £160,000 and the price is below all of these.

    I know nothing about the area. Here's my first impressions:
    -looks nicely done up
    -laminate flooring is a bit of a turn off (not that that should deter a buyer)
    -some rooms look pretty small, including the kitchen

    I've just had a look at google maps satellite image and think I've located it by the shape of the roof. Is it next to a small car park?


    It is next to a library one side and a dentist the other.

    It looks nice from the outside, but you've ruined it by laminating the whole house - looks cold and sterile, and doesn't fit with the olde worlde look from the outside - thus you've repelled buyers with traditional tastes aswell as those with modern tastes.

    Lounge 4.69m x 4.69m or 15'5'' by 15'5''

    Kitchen 4.5m x 2.66m or 14'9'' by 8'9''

    Bathroom No dimensions stated

    Bedroom 1 3.88m x 4.57m or 12'9 by 15'10''

    Bedroom 2 4.77m x 2.98m or 15'8'' by 9'9''

    Bedroom 3 4.4m x 2.71m or 14'5'' by 8'11''

    Perhaps you should ask your EA to put this info on Rightmove. Also is your EA selling properties in your area? Or even worse given up on selling yours?

    You could mystery shop giving the spec of your house as what you are looking for them or even think about moving on to a different EA.

    If the pictures make the place look smaller than it is then simple! Get the EA to take new pictures to reflect the house and its space!!

    The reason for laminate is that its clean and hygenic so the people that move in can use it for as long as they need too where as second hand carpet is usually left with wear, dirty patches and furniture indentations and a lot of the time unuseable to the next owners.

    The first house I bought the carpets looked good when we viewed but when we moved in we had to buy new carpets throughout since then I think houses with carpets need to be replaced when you move in or very soon after.

    What does everyone else think?

    Decent sized rooms.

    Is there no room to have a shower anywhere? This can be a real put off for some people.

    The property looks lovely, but I too think it is overpriced.

    Negatives I can see for the property are:

    * No space for shower
    * In commercial area
    * In LA housing area

    I don't know the area at all, but on Rightmove there does seem to be an endless supply of 3 beds up for sale, and this will inevitably drive prices down.

    I am ofren dubious of prices suggested by the estate agents. My brother has just had valuations which averaged £105K. The identical house next door sold (STC) last week for £75K. Remember, estate agents are not professional valuers.

    Also, don't take new builds as an indicator of prices in the area. They are massively overpriced (and that is coming from someone who lives in a new build!). Three beds on my development start at £205K, no other three bed in the immediate area would sell for more than £170K.
    Gone ... or have I?

    Any idea if I can take my own pictures and put them on a cd and ask them to use these?
