I want to sell my house!

Hi
My house has been on the market for 5 months now and I have not yet had an offer.
My house is unusual and there are only these 2 in the area.http://www.rightmove.co.uk/viewdetails-7014567.rsp?pa_n=1&tr_t=buy
These are the prices the estate agent suggested to market the property at £180,000, £175,000, £175,000 and £160,000.
It is currently on the market for £154,950 (after starting at £169,950 then £159,950)
I have had 4 viewings.
The first couple said it was the first house they had looked at, they really liked it but wanted to view more.
The second viewer said he too liked it and he would get back to me - he never did.
The third said she wanted to buy the house and rent her own out but quickly realised the rental yield on her own house was too low.
And the fourth (4 weeks ago viewed at £159,950) said he wants to make an offer but his own house is not yet under offer. The estate agent tried to call him Wednesday but no answer and is yet to return their call.
A friend suggested an open day? Has anyone ever had one?
Any other ideas/suggestions?

... so you will always have an uphill struggle, finding a buyer who has similar tastes.
But, I have to say that I found the house lacked a little "soul" or appeared to be uninhabited, from the photos.
Do you live there at the mo? As it appears that no-one does ...

Yes its my sisters house and she has asked for my help so I posted on here!
With regards to it looking empty she lives on her own and its quite a big house so she only uses the main bedroom (the pic doesnt show about a third of the room with her chest of drawers in and you also cannot see from the pic the cupboard she uses as wardrobes its about 1.5m square and has rails in etc) she also decluttered as much as possible before it went on the market putting away kettle, toaster,pictures,toiletries etc.
All the rooms in the pics look smaller than they actually are for instance the kitchen has a washing machine, fridge freezer and a back door along the same side as the window but you cant see these in the picture.
This is why I think an open day might be a good idea.0 -
It's a pretty house

Open days are not good. There was one across the road from me once when I was selling. I had four viewings that day, they had, erm, none.
If you aren't appealing to people for whatever reason then they won't turn up at an open day.
You'll get more people out for the afternoon than the serious buyers.
You know a kettle doesn't actually count as clutter! The house just needs to be tidy. If it is half lived in it will feel odd to people. You either sell a house full, as a home, or empty.Everything that is supposed to be in heaven is already here on earth.

I don't know the area at all, but looked on www.nethouseprices.com and found that no property in the road has ever sold for more than £97,000.
What is different about this property that makes it worth 50% more?0 -
Also noticed that there have been only 9 sales over the last six years out of at least 139 properties in the road. Is this a local authority estate with most houses still rented? There is a limit to how much people will pay for a proerty in such an area, however nice it is in itself.0

All the houses in the street apart from this are terrace/end terrace.
They are all ex local authority or still local authority plain to look at etc, mine is a cottage originally part of lord derbys estate over 100 years old has some original features.
They mostly have enough space for parking for one car and no front garden and a small back garden, mine has a front garden double the size of theres AND parking for 6-8 cars/caravan etc if you needed it. It has a large rear/side garden and a 5m x 5m rear yard.
My house has 3 outhouses to the rear with water and electric.
The rooms inside are 50% TO 100% bigger than the other houses in the street too.0 -
I know nothing about the area. Here's my first impressions:
-looks nicely done up
-laminate flooring is a bit of a turn off (not that that should deter a buyer)
-some rooms look pretty small, including the kitchen
I've just had a look at google maps satellite image and think I've located it by the shape of the roof. Is it next to a small car park?Happy chappy0 -

Do you think the dimensions of the rooms are small or just the photos making them look small.
The kitchen is 4.5m x 2.66 m or 15ft by just under 9ft0
