Just had a thought, no doubt you have already looked into this, but have you thought about doing a part exchange to a new flat? Bellway are building in Poole, I am not sure what they would give you, but years ago a friend did it.0

My plans are to sell my house, and I'm very lucky in the fact I've paid off my mortgage. Once sold I want to buy a property nearer to London, close to the A13 as I want to remove my commute costs by cycling when possible. I'm looking around the Canning Town area as it's going through a major regeneration project and I think that it will be a good investment. I'm considering a few options, which include:- buying a property that's on the cheap for me to live in and do up.
- buying a property that needs work to do up and rent out and then get a mortgage for a second property for me to live in.
- move away from anything close to London, buy a small property for £100k less than I sell for, in a cheaper location, and "potter" away at life with an easy part time job away from all the stresses and strains that London life gives us.
1 & 2 are winning as I'm currently in a really good place with work, after going through years of what you're currently going through. I'm finally really happy at my job again and am being moved into an area of work that suits me better. I also do voluntary work too, so want to be close by and not give that up yet.
My next property is mainly for investment purposes as I'm 45, single and therefore only have my income to rely on. My issues at work showed me that this isn't good enough for peace of mind and was putting me over the proverbial barrel when I was going through a dark time at work. Paying off my mortgage helped me off the barrel, but I still need a way of replacing my income if I was pushed, and the only solution I can really come up with is in property.
This is why I'm in no panic to move, but it's made me really vague about my goals. I don't work well with vague plans, so I'm starting to feel that I need to push myself a bit and just get my ideas put into actions.0 -

A cafetiere of coffee and a banana for breakfast is better then all that sugar which will make you feel ill later in the day. The coffee will act as an airfreshener as well.
I am in the north of Scotland so me speaking my best English and you still won't know what I am saying. Fingers crossed AC for September tho your EA has got you loads of people to view your home.

You have your head screwed on . Glad everythng is going your way at last .The only thing about investing like what you're talking about, watch out for charges and more charges. Governments are clamping down on buy to let's etc. Oh, and dodgy tenants.
