One thing I would say, regarding smodlets link above:, ( not criticising you smodlet)
The o p on that thread , is taking it personal. I do not . I went with the guidance of the estate agents , as anyone would .
I also reduced the price to sell. Plus, I am taking onboard the advice here.
I look at it as my life sucks at the moment , and this will sell eventually.

What a rotten lot of (soffitty fascias) you are! There I was, trying to get across a serious point to AC that a property really is worth only what people are willing to pay for it, given its condition, and you are all mocking a poor, grieving OP... I do feel for their loss but it is bloody hilarious, isn't it? But also really sad... how come those flowers are still OK-looking, if it has been over a year???
And it seems we have attracted another EA! That's two, count them, AC, not one! I could point out another thread about the veracity (or lack of it) of EA's as perceived by we mere plebs, but savingmore and LL might not find that one quite so amusing. Jus' sayin'.

Oh dear, I've just been through the other thread. It looks like the OP has gone off in the huff. I hadn't noticed the funeral flowers until someone mentioned it, but that just seems like a really bad indication of the incmpetence of the EAs. And the various other properties that have been posted suggest that it is well over-priced. And there have been a couple of interesting wee side-arguments amongst posters.

Joking apart It all depends on the size of the job.
That £3k for scaffolding was all sides of a large three story L-shaped Georgian Grade II listed, with three separate roof heights, plus a one storey sun room, plus a second lift to chimneys, to include licences (scaffolding on public footpath). It took an eight man team two days to erect it and one day to dismantle. £2980 to include VAT. Not exactly mates rates but a friend of a friend so I did get a good deal by waiting until they had a "window"
The £3k for fascia boards etc was a seperate job, a large 4 bed detached house. The work included supply and fitting fascia boards, apex boarding, and some decorative cladding, guttering and scaffolding. Three days work for a three man team so again I think a fair rate.
Yes Smodlet I have heard most of the epithets aimed at EAs. What can I say ...some deserve them, some don't. EAs are about as well loved as tax inspectors and traffic wardens........:rotfl:
For what it's worth I only spent about 5 years in an EAs office. I then graduated into working exclusively for developers and then finally going freelance selling foreign properties. A bit like those House in the Sun programmes. I would spend about 4 days exclusively with one client helping them find their dream house. Not as glamourous as it sounds and not much fun TBH. A lot of travel (I hate air travel) some dodgy hotels and some even dodgier meals. A few clients were nice but most were absolute s h o i t e s.
Working for developers was the most enjoyable but it was bloody hard work. I am glad I'm now retired. :rotfl:
I now act as a mentor and business advisor to a couple of builders who are part time developers and landlords. I don't charge a fee, in return I get mates rates for my projects.0 -

Just want to say that as smodlet has mentioned, I have been lucky to have good people in this thread . With it approaching 50 pages , it cannot be bad. If I do manage to sell (providing none of you have died of old age by the time I do), then I may do a brief update / follow up post once my new life starts .

As for lucosade - why not just down a bottle of Coca Cola and have done with it......
You dont need us to tell you that they are shocking food choices. Let's be honest here they aren't food. They are just sugar. No nutritional value whatsoever.
