For the moment , I have put the 2 leather sofas along the back wall, where the clock is, right up to the brown music cabinet by the window .
The t v , is on the wall opposite , next to the fiteplace. ( it was I that position where the previous owners had it ).
I changed the picture above the sofas also. Flat glass frame , of a picture of icy mountains.
Got to dust around , and move some clutter .
I have a table lamp, which I may put at the bottom of the tv centre for now. I have a rope light going around the room also.
Need to get some cable tidy , for the wires by the t v .
Table is on the left hand wall , upon entering the living room.
Room looks too bare otherwise. It may be o k , but whatever I'm doing , will take getting used to .
Lots to do , over the next couple of days. It shouldn't take too long , ( viewers pending) .
Just been down the garden for 10 mins , with my cordless strimmer.
I'll do the same , every day this week , which will keep the grass flat .
Need to get some border for garden also.

AC - just dropping by to say how much I admire you. You will get there. I am the wrong side of 50 and sometimes it's so hard to get motivated. I am sure with the drop in price and you de-cluttering, tidying up will get results.
Years ago I sold a house in London - at the time there was a programme called House Doctor where a woman (forget her name) advised people on how to sell their houses and it was exactly as others have said on here! We de-cluttered and boxed up as much stuff as we could and were lucky enough to have a loft where we could store it all - the house didn't look like our home any more and I hated it, but we had an offer and had sold within a month.
Keep focussed on where you want to be - not where you are at the moment. Once you get your new place you can have it exactly as you want it.

Definitely agree Mrs P. Whilst our houses are on the market they aren't really "ours" any more. Everything is geared to getting that sale, the vendors life goes on hold for the duration.
Once we have got the sale it's all worth it. Then when we move Into our new home we can decorate how we want and live how we please.
It's all just a means to an end. We all know that very few people actually live in show house splendour. It's just a game, but the secret is to play it, and play to win. There's big money at stake.
The house doctor was American, her name is Anne Maurice. She came from California and she also had a city pad somewhere, as well as a bolt hole in Mexico. They did a prigramme where she showed her own homes. They were all very different but all were stunning.
Today I was browsing on RM and found a gorgeous house in Cornwall. I am soooooo tempted :rotfl: it's gone on my watch list.
The problem is I have the "grandmother factor" to consider (no grandbabies yet but apparently they are on the agenda:rotfl:)0 -

Living room walls were Aqua marine( yes really ). Lime curtains , and the leather sofas you see in my pics .caroet was bottle green.
Hallway was forest green, and blue patterned caroet . I loved it .
My nephews and my mum liked it .

We have a wall in our kitchen that is lime green. I love it.
I have a very dear friend whose clothing choices were fab, although some of her colour choices were a little "unusual". When she got married I used to wonder a bit about her decorating choices, the colours were often overpowering.
I eventually found out she was colour blind......Bless her, that explained a lot. :rotfl: .0 -
AC. As promised I've looked at your competition........its steep, you are up against it.
WAlpole Court £365 - it's immaculate.
Churchview Road, £355k
York Street £365k - take a look at the lounge, see how they've dressed it.
Now obviously I don't know how the streets compare with yours but the actual flats themselves stand up very well and are a lot cheaper.
For a masterclass in presentation look at Andover Road, £375k.
My favourite though is Stangate Mansions, hovering around the £400k mark. Lovely building from the outside, private garden with its own staircase to get down to it. A really nice property and just £15k more than yours, in fact the same as yours before this weeks reduction.
Go up to the £425k mark - your original asking price and I think that it's fair to say that your price was way off.
Seriously - without taking any differential for actual streets and location into account (some streets will no doubt be fetching a premium) then I am afraid your flat is still lacking.
Not only is the building itself somewhat unprepossessing the inside is also very disappointing. I could buy it and turn it into a sophisticated and very chic city pad but when I see the competition I realise that I would want it for near £350k than £400k.
Sorry to be so blunt but I'm just telling you how it looks to the average purchaser.
You have two choices - reduce the price or sort out the presentation.
I notice you said you have placed both sofas against the long back wall. Why.
Two sofas should be placed to form either an l shape to create a "conversation corner" or opposite each other to create a more intimate seating space. A coffee table - yes for guests to place their coffee cups or wine glassesshould be strategically placed between the sofas.
Lining both up along one wall will make it look like a hospital waiting area.......
You say you have placed a table against the now spare wall. What kind of table. The second bedroom looks empty - could it go in there.
I guess you are getting fed up with me by now so I'll leave it at that. But it really pains me to see you just chucking money away by not making the most of what you have got.
Take a look at Manor Road. A masterclass in how not to present a flat, bland, twee, cluttered, fussy - sofas placed wrong;)Compare that with Andover Road.
TBH AC yours isn't really any better, yours is just more "blokey" and a bit less "old lady".
Again think about your target market.......is it likely to be a single bloke. I doubt it. You must widen the flats appeal to a broader market and it certainly has to appeal to women.
I am not going to say any more because you seem to have such entrenched ideas. Just remember I am not criticising the way you live, it's not about you, it's about the need for showcasing your property and selling a lifestyle - that's what marketing is all about.
From the moment a vendor puts their property up for sale it goes into the public domain and its not their home any more. It's no longer a private space, it becomes just a product to be sold. Your tastes and preferences don't matter, it's what floats the buyers boat that counts.
Anyway off to Belguim on Thursday. Fingers crossed you find your buyer soon.0 -
LL , keep the input coming . Not a bad thing at all . As I say, I am making changes, which started last night . I am listening to everything said and obviously appreciate it .
If you were in my living room in person, you would see what kind of challenge I have . I may move one of the sofas later.
I'm experimenting with everything at the moment .
As I say , it just looks like the timing is very bad . All of the estate agents say the same thing more or less .
If I had some cash, the problems would be solved .
I am to get some new pics done in a couple of weeks . Yes , I'm up against it , but cannot afford to go any lower . I don't know what happens if I don't sell next year . Have to think of plan c , if I can think of something .

Try and stay positive. Keeping on top of the place and "viewer ready" is a right pain in the derrière - hopefully not much longer.
