    My only comment is in response to your post saying only a stud wall between bedrooms and knocking into one!

    Umm what about the boiler ?

    The other one looks ok . I think that's more or less opposite John Lewis and near a few places I checked out recently .

    AC, I know you have a lot to consider, however I do think going to see one or both the two flats I linked above pdq will help you see more clearly as to whether the location of Kingsbridge is really worth the known and potential issues that flat has.

    Yeah, the knocking of walls isn't really necessary .
    I will check if I have the cash for doing kitchen and bathroom now.
    My feeling is that , if the place is gonna be empty for a few weeks , it makes sense to address these things before I move in , saving inconvenience in the future .
    Having said that, 2 coats of white paint may change my mind .
    The border tiles in the bathroom are ghastly .The flooring the same .

    The worktop in the kitchen is manky . There is no washing machine .
    The flooring in the kitchen , is a bit yuk.
    It may be that I could just buy a few kitchen cupboards with the washing machine .
    It's obviously a big decision for me overall.
    The location is great , in the scheme of things .

    Good question :)
    I'm probably looking too much into everything. However, it will be interesting to see what surveyor says this morning .

    That flat in Davis street, got reduced by 10k yesterday .:)

    If you love the flat buy it, but fgs don't spend any money on it. A washing machine is a need obviously but everything else is a want.

    A good scrub, a lick of paint, some cheap kitchen flooring if you must.

    Do not be in such a hurry to spend money ripping out kitchens and bathrooms at this stage.

    You have no job and health issues........you really must conserve your capital for now.

    When it comes to getting the work done, just check into a hotel out of the way. My son and DIL did exactly that. That way they were out the way (no water anyway) but still close enough to keep an eye on the work and be available for when the builder had queries.

    Personally, I think the Langley Road flat is worth a look.

    I know you like the flat so I'm not going to try and talk you out of it.

    But .......speaking with my EA hat on I would advise you to only go ahead if this really is a long term move, its not one for the short to medium term.

    knocking down walls and reducing the number of rooms will lower the value of the flat.
    Loved the look if the purpose built flat.

    I'll mull it all over. What concerns me about that flat in Langley road:
    It's better than a top floor one in the same road and is £5k cheaper .
    Wonder why that is ? The dearer one is pokey .

    I imagine whatever I buy , is for long term . After allI've been through , it would be mad not to try and settle down .The last place was 14 years .

    Gotta phone c a b in Poole shortly . Apparently , it's not a drop in service .
  • Well, I tried to get through to an adviser regarding c a b / e s a. Etc.
    Obviously, I wasn't successful. However after listening intently to the voice telling me about contributory based e s a , it appears I have to have a medical certificate . This is before tests etc. So, it comes down to 3 things: 1) can I be bothered ?2) shall I make appointment with doctor hoping they give me a certificate ?3) just wait till mid May and start everything,then.
    I really hate the thought of that.
    Having said that, I may ask to be put on a training course for something completely different . It could be what I need .
    Just had call from estate agent . She is basically making sure that I've not changed my mind imho . We'll see
