    How about Norwich it's still a city and for your budget you would get a 3 bedroom house in some areas and still have plenty of change.

    Have a look at the area online and properties ect.

    We have several rail way lines that you can go out into the country and enjoy the view.

    From city centre a 15 minute drive will see you in the country

    Okay AC, this comes from the point of view of accepting (whilst not agreeing with your decision) that you want to buy a flat, and not a house, mainly for reasons of location and cost. The flat in question being at Kingsbridge Rd, Parkstone.

    PRO’s
    • The flat is located in your preferred area.
    • The flat has good rail and bus connections within 10 minutes walk.
    • The flat has basic amenity shopping within walking distance
    • The flat is priced within your budget.
    • The flat lease is of a good length with no need to extend.
    • The flat has gas powered water and central heating.
    • The two main rooms are well supplied with natural light.
    • The flat is available free of chain.

    CON’s
    • The flat is in an old building that will be more expensive to heat.
    • The flat is in an old building which will require indeterminable ongoing maintenance – slate roof for instance.
    • The flat appears to still have a massive chimney stack serving no purpose above it.
    • The flat may have old wiring in need of replacement (query on wall light comment in particular).
    • The flat has a kitchen which is showing its age and will require updating soon.
    • The flat has a bathroom which is showing its age and may require updating soon.
    • The flat does not come with share of freehold.
    • The flat purports to be 2 beds, but the 2nd bedroom has problematic ventilation issues which make it unsuitable.
    • The flat has two frontal main rooms with few opening windows and poor ventilation.
    • The flat has a bathroom without natural light or ventilation.
    • The flat has a kitchen without natural light or ventilation.
    • The flat seems to have had past work done, but little if any documentation/guarantee.
    • The flat appears from comments, to have been in need of £20k work (£190k to £170k) – what for because the reduction in price indicates work not done?
    • The flat has had past neighbour problems with car parking indicative of an insufficiency.
    • The flat is on a main road, close to the pavement and next to the drive through to car parking.
    • The flat has little or no scope for extension or improvement except internal cosmetics.

    I hope this is of some use to you in making matters clearer, and also thanks for the praise a few posts back – not required though. Lol.

    I had a great sleep btw , but woke up at this time 4am.
    About 5 and a half hours sleep :)
    The unfortunate thing for me now, is that time is running out should I wish to pull out .Extra solicitors costs also.

    There are obviously very good and valid points that you make .
    The annoying thing for me , is that although a few more places came onto the market in Jan , not enough suitable places have materialised.
    There are places that look stunning that are available , but are just a little bit too far out and dearer service charges despite being share of freehold .

    Okay , onto the negatives : if I go ahead , my aim would be to
    get the kitchen and bathroom updated while I do have cash .
    This would make sense imho because I would have time to get the jos done before moving into the property. I may get quote before I exchange contracts .
    I was thinking of finding out if I would have to get permission to knock down wall in kitchen and at what cost.
    This would look best imho .

    The parking issue, shouldn't really be a problem . As I don't drive, it would be very rare that I would need my allocated parking space .
    I must admit, I haven't seen any cars parking outside the front door so to speak . I wouldn't like that.

    The bedrooms : looking at the plan ( which I only got yesterday),
    I notice there is a stud wall separating bedroom 1 and 2..
    The flat could look stunning as a one bedroom . Cost and permission s another thing to consider.

    I am due to find out about the boiler later on this morning .

    I do have a fair bit of documentation of past works, ranging from replacement of chimney to defect report.
    The reduction in price, looks solely to be because of the electric report
    This should now have been completed and rectified .

    There is the other flat, which is way overpriced at £165k. and this is far better.
    The trouble with this market is , I do think that if I pass on this property, the seller will get more or less the asking price despite the same red flag issues that will appear on potential buyers survey.

    I'll mull it over today .

    Haz's list is very comprehensive but how many of the cons (or similar) would apply to any flat. Are you considering pulling out because of your own second thoughts or because what is being said on here? If you're happy with it then maybe we should just shut up!!!! I wouldn't worry about extra solicitors costs in the big scheme of things.

    What I would worry about is planning to spend money on a new kitchen and bathroom at the moment. There is nothing wrong with either of them - a coat of paint etc and they would be good for a few years, by which time you'll know how your health and employment has panned out. Don't for heavens sake eat too far into your capital and leave yourself destitute. In three years time you could have a new bathroom or kitchen done while you take yourself off on holiday for the week.

    It's also far too early to think of knocking down walls and changing the layout - until you've lived there and seen how the space 'works' you're not in a good place to judge.
