did you find out exactly what was being done to the electrics in the end ?
Also have you looked at the police website for that postcode, it will show you of any problems that have occurred in the past0 -

Yes I looked at police website a week ago.
Incidents range from sexual assault / car theft / arson .
However , in the scheme of things I haven't seen anyhing myself in the area. There's is more or less an element of anything that we don't notice in our day to day lives when working/ commuting etc.
I underlined these things to my friend last week.
If I worry too much, I wouldn't go out the door.:)
The electrics ? My solicitor is on the case there. The estate agent
did say I could have a look when done .
I will mull it all over the weekend , and raise issues if I see fit.0 -
AC you should go and look when the electrics are done and just make sure they have made good on any surfaces etc., Also find out exactly what they have done with the electrics if you don't already know.Debt free and Keeping on Track0

Well AC, so many ifs and buts forming in my brain now about this flat. The latest revelations from your solicitor are just showing more red flags to me.
Too many unknowns and potential future problems, nothing seems to be backed up by certificates of fitness or work done, a lack of specs for work in progress.
If you continue with this purchase you are a braver man than me, i'd be out (to slightly alter a dragon's saying) and looking elsewhere.0 -
I haven't been around for a while cos I had stuff to sort, and didn't feel I had anything useful to contribute. But like harz I now have warning bells ringing. I don't understand what electrical work is proposed. Words like electrics and circuitry are just too vague. Is the flat going to be re-wired? £3000 is a lot of money.
And insects? Woodworm? Lost freehold documents?

Hi AC just popped by to see how you're doing and nothing alarming there in my view, I'm really not seeing any showstoppers - you're buying a conversion flat with everything you need just where you want to be. It's not a new build so you can't snag and demand everything just so. Yes you need to know what electrical works are getting done but your solicitor will get you that info from the vendor. At which point you can cost up extra work needed if there is any and haggle or walk away. I doubt you're going to find you need to walk away. Hope you're having a lovely peaceful weekend and not angsting over electrics ��I have borrowed from my future self

On Friday my solicitor forwarded me various enclosures of past works , including asbestos survey , timber treatments ,a defect inspection report Dec 2016 ( work undertaken and completed by mgt co),a memo of birchwood court ( a private co. Ltd by shares),removal of chimney etc
I'm just assessing everything again , so that my mind can be put at rest
and things will go in the right direction .
I may have made things sound dramatic again of late , but in reality the property is old and I will just have to be on top of things, so to speak .
The freehold isn't lost . It just sounds that in the past , the leaseholders wanted to buy the freehold and were unsuccessful . This kind of thing happens all the time .
There is a 30 year guarantee regarding woodboring insects/ fungi
( back in2000) . The electrical installation condition report on 25 October was mainly unsatisfactory .invoice says The recommendations : 1 test and inspect electrical installation (e I c r )
2 replace earth clamps in kitchen cupboard and reconnect bonding
3 disconnect and make safe wall light in lounge
4 refix kitchen cupboard door
5 refix toilet seat
That receipt was for £200 dated 25 October last year .
This receipt has a different no. To the invoice and it seems like there should be documentation from the work completed a few days ago which should determine once and for all what has actually been done on the electrical side of things .
There was some dampness in the large bedroom. Outsde wall in hand ( mgt co responsibility).
I have to ask what this mgt co. Do .are they any good etc.
Also, there are seven leaseholders , which suggests the house next door is the same setup as this one .

Just sent an email to my solicitor , advising him of my concerns .
There were about 8 issues in total .
Basically I said that , at the end of the day I want no nasty surprises
I wanted all work completed before completion and I want to know if the property mgt co are any good .
Once my issues and concerns are addressed , it will either be deal or no deal .0 -
Had a few email exchanges with my solicitor today .
It does sound like exchange could be the end of this week, provided all parties are happy .
The lease has about 108 years left . No problems there . My solicitor actually was ahead of me ,and asked the latest batch of questions and is awaiting response .
I contacted my surveyor and what he will do is talk to the gas engineer I saw last Tuesday . As harz says , I'm potentially buying a one bed flat .
I then looked around about half an hour ago. Knocked on one door no answer . I saw an upstairs window open , it was flat 4 not flat 2 .
So, an Indian man shouted down and was obviously wondering who I was
He came down , although didn't want to say much . Fair play for him coming down etc. The conversation was very rushed, and embarrassing tbh as I was trying to explain who I was, and why I was ringing his bell .
I may try the other side tomorrow , or I may not .
One consolation is that the man knows who I am now .0
