    I may have missed a post or too but I'm concerned that still no one has told you what exactly is being done to the electrics. Make sure you get a receipt for the electrics too listing exact repairs

    The EA will push, don't let yourself be pushed though

    I am new to all this but read through the thread and cant believe you are being led by so many. One moment you seem fine and the next you don't. In the end of the day the property suits what you need and seems a very good price (I am local to Ashley Cross).

    If the seller has carried out any electrical work they would need the certificates to back this up. The boiler needs to be on an outside wall due to new regulations and if that is the only outside wall then its there to stay.

    Remember when you have all moved in you are the person who has to live there.

    As i said i am from the area and to find a two bedroom flat for this money is a one off, do a search on rightmove or zoopla to check what is for sale as there seems so little on in and around Ashley Cross. I would go on zoopla and do a quick house price check as two bedroom flats in the area are averaging £190,000 plus.

    Personally i think you have a very good buy here. Hope you do what is right for you and you alone!

    Yes, the certificates are important. I'm not having someone she knows to do the job without any paperwork .
    I know that rewiring is not part of the job . However, I will bring a small screwdriver and look into one of the switches , making sure the live wires are brown and not red . Red= old .

    The flat is nice initially . It is more or less the perfect location because I don't drive. Seems like it's ( just) the positioning of the boiler and the electrics .
    I just want to move into a property with nothing to do, other than put my stamp on it .
    It annoyed me with British gas. Initially helpful( although you obviously have to wait somewhat ), all I wanted was an engineers opinion / visit . I assume the boiler is safe etc. But if I did want to sell further down the line, then the same issue is there.

    I'm looking at the 1 bed in penn hill tomorrow, which is a 5 minute walk from where I am now. It has a front garden , which could do with a tidy up .also a courtyard . No ground rent or monthly charges apparently . Just an 'as and when' basis .
    The langleynroad property has a service charge and ground rent , which was not mentioned . Lots of thinking to do..

    You are right . I think the problem I had , was when told the seller wants a quick sale .no reason why.
    As you say , it's down to me at the end of the day .
    TBH I'm 80% gonna buy it .

    Homerjsimpson - this made me laugh. If you read through the thread you will see that AC has often gone against the advice of several people on here (me included). There is nothing wrong in taking time before making the final decision on buying a place. After all, it is the most expensive thing in most people's lives, and AC has a lot to consider re his future so it is only right that he looks at this carefully. He is far from being easily led but he does have a habit of thinking out loud.

    :(:( think hard if only 80% AC - you've implied it's to be your home for retirement and 80% seems low to me

    Not really Anna :)
    The other 20% is when I'm satisfied electrics etc .and of course that I don't get taken in by the penn hill flat.
    If I don't go for the penn hill flat, I will go for this and get on with it .
  • Just got some more stuff sent through by my solicitor .
    The leasehold side of things , is a little different from what I'm used to,( in a good way ). There are meetings , a sinking fund and issues are raised.
    1 issue being raised is about leaseholders using the visitors parking space . It was mentioned by my solicitor .
    I responded telling him that as I don't drive , is it possible to,let out my space or potentially sell,it ?
    I await the response:)
  • You wont be able to sell the parking space as the flat is leasehold and so you don't own the land its on.

    However, you could let it if you got the freeholders consent.
