  • Yes , I want the flat . Just spoke to surveyor . Top bloke .
    He is adamant that the boiler is a problem . Location that is.
    He thinks the boiler is a very good one . Just wrong place etc .

    This is where the ' buying stress' comes into it . I have been very calm about it all so far imho . Now of course , I have been weighing it all up . The road is very popular, and it seems that I would easy get Money back,if I decided to move on in the future.
    The seller would be inconvenienced , and it will probably cost her more to pull out of the sale and start the process with somebody else .she would probably get the asking price .
    Then the surveyor should point out the same issues.

    It seems Tuesday is the day , to see for sure the full,picture.
    In the meantime , my solicitor may give me his take on it .
    For the sake of £2,000 the question I have to ask is, is it really worth pulling out / upsetting thevseller unless it's absolutely necessary?
    I have to take account that, I'm already paying fees to solicitor now , so if I have to do that all again , I will be paying more fees for another property
  • Just had another call from estate agent. All the vibes are good .
    I'll get Tuesday out of the way, and ( legal stuff being ok), a few weeks and new life begins

    Oh AC - go for a walk, or play your guitar and switch the brain off for an hour or so. Then think about these things -
    1. Don't buy the flat thinking you are going to be moving again. Certainly don't think that you would get your money back (we still have Brexit to get through remember, and who knows where we will be in 2 years time?) but even if you did you would still have all the same problems you have now. Unless you are experienced in these things it is just money down the drain and additional stress which you don't need.
    2. It is not up to you to make the seller happy. Don't mess her about if you want the place but if you have doubts pull out. She will get over it and if the flat is as good as she says then she won't be worried. In my experience estate agents always say that there are other people interested in a property if they think you are wavering.
    3. The location of the boiler may be within regulations - just not ideally placed. However I don't think there is a more suitable place for it to be moved to.
    4. Surveyors can get things wrong too, and another surveyor would probably mention the boiler placement but may not make a big thing out of it. I had a similar problem in the place I nearly bought before this one - i.e. boiler being thought (by surveyor) to be too close to opening window (it wasn't, which is how I know about the regulated distance but I pulled out due to other problems). Strangely enough the boiler in this place is pretty similar in distance to the window and it wasn't mentioned in the survey by a different surveyor.
    5. Your solicitor may well have "a take on it" but he is not an expert on boilers or building regulations, or property valuations (which can be arbitrary to say the least).
    6. If you are not happy then it is not wasted money of you decide to pull out now. It would be money well-spent in my opinion.


    You seem to be back in the over-thinking merry-go-round where you are asking the same questions over and over to different people and yet not trusting anyone's answer, or your own instincts. Solicitors/surveyors/estate agents etc. hopefully have some expertise in their field which may give you some comeback if there are problems (and you have things in writing from them) but there is still an element of subjectivity in many of these areas.
    I find when I get bogged down with over-thinking that it helps to write it all down - pros and cons. Then I go away for a few hours (overnight is best) then re-read it all again. Somehow the act of writing it down gets it out of my head.

    Do you think your indecisiveness is a sign you need to hold off a bit or do you always find the decision making process so difficult.

    Harz keeps finding you other options. Some of them look really promising. I thought the house that Harz posted this morning was a little stunner.

    And........As some of you have pointed out, I am notoriously picky about property. I can always see far more negatives than positives. Well even I think this one is well worth a look. And yet you haven't even acknowledged its existence.

    As for the flat.....If you like it go for it.

    However, You sound so negative and half hearted about it.

    ...........doesn't that tell you something.

    Yes, I've been wearing you all out, and myself .
    I feel calm all of a sudden . Had a nice walk this morning anyway.
    I've switched off from it all , and am in a good situation rather than a bad one . Back to being calm and focused ..

    Thanks LL :) I was over worrying , but am now back to,where I should be . From the outset , the flat is in the location I always wanted. Walking there again , underlined the fact that,I do like it and should go for it . I think with me, I was just paranoid at the time about why the seller wanted a quick sale . No longer the case .

    In my 20s- 40s , I could easily make decisions . As I got older less so
    I'm fine now . :) I've done the faffing around and am actually looking forward to it all happening . It's staring me in the face .
    How stupid I will be , if I pass this opportunity .

    Have you contacted a gas engineer yet, to give you a qualified opinion on the boiler? He's the person you should be asking.

    Good. Not sure how you managed walking this morning. Is it not windy where you are? Half an hour ago I thought the wind and rain (storm Doris) had stopped so popped to the shop round the corner for bread and milk to find that the wind still hadn't stopped and neither had the rain (although not so bad as earlier). Then I was a bit Grrr. in the shop as the 2 ladies behind the counter were chatting away about something that obviously amused them as they were giggling away. Meanwhile 5 of us waited not so patiently for them to finish their conversation and serve us. There is a self-service till but I try not to use them as enough jobs are being lost to automation but in this case I nearly did. Nice cup of hot chocolate now to calm me down and warm me up.

    Back in that day of the hurricanes of 1987 ( felt sorry for Michael fish)
    I remember a tree collapsing on the porch of the family house .
    Parking meters were broken etc. That wa about the same time that Gordon Kaye was seriously injured in his car iirc .
    It's supposed to ease off by tomorrow , although still rough in Scotland .
