One of the joys of flat living I'm afraid AC. The only way around that is to buy a house which will go a long way to reducing neighbour noise interference.
But you would have to move either further along the coast such as Weymouth where this one is still for sale:

or Southampton where there are numerous properties in the £155-180k range, or various inland areas.
If you really are wavering or have doubts on the current flat I really don't think it a good idea to go ahead and then sell quickly - that could be harder than you think and incur you a significant loss. Better just to pull out now, and keep looking.
What a gorgeous little house.
As damn near "perfect" as you could get. I could live in that. It's turn key ready and just minutes from the beach. Bonus.

I have just looked around the property ( outside) , and I took a few photos
I really like it . I can't really see any negatives . Even if the boiler has to stay where it is ( although , I would like to open the window )its still a nice flat for the price .
The seller seems to want a quick sale for a reason , then again I couldn't wait to get away in the end from my situation in Twickenham .
She seems to be doing her best to make a smooth transaction .
She has sorted out the external damp problem , is proactive with the electrics etc .
I will pursue this . To be honest on reflection , things seem to be too easy.
I have been obviously cautious , and the survey seems to be fine .
I've been through a lot ,and maybe the ease of getting this nice flat is what I need . I have just given myself a huge slap across the face .
I haven't really had any off days since being here, so yesterday is a one off

AC, can I suggest you go see the people above your intended flat and introduce yourself, maybe find out if their are any issues with the building/area/nightlife your not aware of.
May have to be after school hours or early evening if they are working.0 -
Hi AC - glad to see you have got over your "wobble".
I think that if you have thought about all the things people have mentioned on here and are still happy to proceed then you are doing the right thing for you. As I have said before, we only know you from your musings on MSE and I think you sometimes post your thoughts "in the moment" as it were. It is natural to have some doubts when moving but if it seems right it most probably is. And if not then you can't say you didn't think it through.
Looking at the floor plan again (if you are still up for a bit of re-arranging in the future) I would be tempted to swap the bedroom and living room over then knock through from the "new living room into the 2nd bedroom to give a larger lounge/dining/study area. This would mean you lose a bedroom but a sofa bed is fine for occasional guests (and means they don't outstay their welcome) but it would be a lovely big room with light at both ends. Just a thought.
I seem to have acquired a plastic greenhouse from the neighbours' in the wind. I tried to rescue it but half of it is wedged tight into the corner behind a brick-built shed and the garden fence. I am not tall or strong enough to pull it out. The trees opposite the front of me (which I can see reflected in the mirror behind the laptop) are bending over like nobody's business. The cat has made a nest in the blankets so I can't disturb him to make the bed, can I?

I've just spoken to a gas co . They are extremely busy, but managed to squeeze me in for 5pm on tues. Great laugh with lady on the phone.
She asked engineer opinion while I waited on the phone .
Doesn't sound against any regulations , but I'll get it instone on tues
Regarding valuation : I initially bid £162,500 The price agreed is £167,000
Survey says £165,000 . I don't want to sound impractical with price reduction but think my initial price of £162500 is what I should go for .
Obviously £165 for the worst case scenario .

Just spoke to estate agent . She is adamant that the seller will not take a reduction in price . Why? Well: flooring has been done a couple of weeks ago/ new circuitry and rewiring is being done . So basically , nothing is needing to be done . There were higher offers than mine , and she is still getting enquiries . It is a popular road . If the boiler doesn't have to be moved then everything is in order.

Find out exactly what is being done re electrics - in writing. Random words being bandied about like "circuitry" is open to interpretation. Ask for a schedule of works - if rewiring is taking place are the walls being made good/are additional sockets being added/is an electric cooker point being added in the kitchen (as you wanted to change that at some point)?
It is still up to you then - if this is the flat for you and you are happy with the work then you might decide to suck it up and pay what was accepted. Alternatively you could try 165k but you have to be prepared for vendor to pull out. If you do go ahead then make sure you inspect the work after it is finished but before you exchange.0 -

Exactly this, you need this stuff in writing. Verbal comments can be denied.
You could ask your solicitor to request this from her solicitor.
In any case no exchange until the work is completed and signed off.
If these things are being done as claimed, and can be documented, and also all is well with the boiler side of things, knowing you the like the flat, although your bid stands at £2k over the valuation, you should ask yourself is it worth losing the flat for that £2k?
That amount would probably be swallowed up in additional costs starting over again.0
