    He said that the I should get a reputable and experienced contractor to inspect and quote for work to insert vents at low level where appropriate . The floor structure and sub floor shoul also be inspected .

    Still not sure I understand. On the one hand the freeholder is supposed to have dealt with sub floor ventilation, and on the other hand your surveyor seems to be saying you need to get sub floor ventilation installed? Either it's there already or it isn't, can't be both.

    Damp proof course: Cannot confirm if damp - proof course is present ,because external render coating obstructing the construction.no signs of any significant damp.
    The base of the walls has been finished with a rendered plinth which can be a contributing cause to damp penetration. No signs of damp internally , the walls have been dry lined which can hide defects
    Render is generally ok. Some hollow sounding patches.
    Some patch repairs will be required as parr of ongoing maintenance

    Well there you have it, the survey found nothing wrong re damp/dampcourse/ventilation as far as he could see and all this kiddo has done is pad out his report with loads of recommendations in surveyor speak to cover his back in case anything shows up in the future. I hope this wasn't a full structural survey you paid for because I would expect better than this.

    Just checked email , and received amended survey report.
    I mentioned earlier , that I paid for valuation.
    There were 2 extra paragraphs . Valuation , is now £165,000
    reflecting the boiler/ kitchen works. The other paragraph was certification. More survey speak.
    The survey I paid for was not for the full structural survey.
    I would've been disappointed like yourself if I had this result.

    I paid for the middle one. Not the standard home buyers survey.
    It includes pictures .( wow).
    The estate agent was under the impression that I got the full survey,in our discussion yesterday.
    So, a slight reduction in price ..
    I forwarded it to my solicitor and await his take on it .

    Hi AC,
    Sorry if I have missed someone else saying the same thing but don't forget to get a carbon monoxide detector - it seems especially important if you could have a guest sleeping in the same room as the boiler. It's not a bad idea to have them in all rooms with a gas appliance (if there is a gas fire or gas oven/hob)

    Waiting for utility warehouse engineer, who should've been here last weds. 8 am-12 .
    Time is flying . 2 weeks ago, I spoke to payplan .

    Only 2 companies directly know my landline phone no.
    ( Vodafone &payplan) . Why I'm mentioning this , is yesterday I received an automated voice about windows.

    On Saturday , the lady in the flat above me moved out.
    I heard a few noises on Monday .
    Yesterday , however there was banging and thumping .
    There were noises of kids upstairs . It may be only one .
    Went on till past 10 pm last night .
    Obviously, I have to wait a few days for the people to settle .
    Could be a lot worse .

    I have to be careful what I wish for, regarding my next move.

    I don't think rewiring , is what the vendor is doing . That would be a very messy job . I will get an electrical person to check it though.
    Maybe best to get that checked before early March .
    The gas inspector will be the first thing on my list.


    AC, regarding the electrics, the sum of £3000 was mentioned above, just replacing the consumer unit fusebox doesn't cost anywhere near that. A decent unit is anywhere in the range £80-150, double that to include fitting and a max of £300.


    Was that just the EA blurbing to make it sound good? When you say £3000 I'm looking at full rewire costs.

    Yes harz , it was the estate agent making it sound good .
    on the updated survey, all the certificates of gas / electric will have to be provided .
    There are downlighters in the kitchen .
    I'm awaiting an email from estate agent for more explanation

    Definitely.

    Speaking as someone who spent six years with a tenant (not mine) above me with a kid. Wood floors + lead feet +child playing games (running, jumping, playing ball) is not a good thing to live beneath.

    I would never again go for a shared property as my choice. If pushed, I'd have to be on the top floor.

    It was a happy day when those tenants moved out :)

    Back to utility warehouse . Might as well give a running commentary:

    Miserable !!!!!! arrives about 10.40 . Looks at meter and goes back to van . He is on his mobile to utility warehouse .
    He did exactly as I did . Took pictures etc .
    Just came in and said a new meter will have to be ordered.

    Utility warehouse =worse than crap
    Told the landlady via text , for her information that if I was stay here longer I would change suppliers. Also told utility warehouse in an email , when I move I won't use them.
