    The buyers have instructed a survey and paid. They have made a commitment and demonstrated their seriousness of intent.

    Now it's your turn. Instruct your solicitors assistant to get cracking.

    My vendor has now supplied solicitor details. So we are systems go.....

    Amateur house. Rising damp due to a failed damp course is relatively easy, you can now buy rods and install them yourself.

    PEnetrating damp caused by incorrectly installed cavity wall insulation is more problematical. Removing the offending material is not easy.

    Do you know what type of material was used. Is there a guarantee. Tread carefully with that one.

    Replacing lead pipework and renewing electrics is no biggie, just very messy but don't forget to factor in replastering.

    Although if there are damp issues you'll probably need to go back to brick anyway.

    Well heres my news......

    Yesterday at 4-45 pm.I was in the kitchen preparing dinner when I heard a noise upstairs. Thought it was my son come home early from work.

    After calling out to my son and not getting an answer I went to to the hall to find an intruder on the landing,

    He fled down the stairs and out of the door. I could see that he was a long term drug user and was clearly under the influence of either drugs or alcohol, quite possibly both, so I made no attempt to confront him, I let him make his escape.

    I went upstairs to see what was missing, he'd been in my jewellery box and taken an I pad from my son's bedroom. I called the police. Son came home and checked his room again to Discover his camera bag, with his good camera and all his special lenses had gone.

    The police and the insurance company have been brilliant. I am fine, not harmed. It could have been a lot worse.

    I expected both the police and the insurance company to take me to task for not locking the front door but they said I was not culpable in any way and that householders should be able to go about their business without locking their doors whilst they are at home.

    Whilst I deplore the idea of living in "Fort Knox" today the door is locked and we will be beefing up security.

    This is the third time I have been burgled in the UK. I have been robbed 5 times in Spain. ANd between us my sons and I have had three cars vandalised.......

    Frankly my dears.......I'm sick of it. :mad:

    Still it's just "stuff". The insurance company will honour the claim and no one was hurt.

    Annoying though.

    Who would have thought we would have to live with intruders who are unbothered by the house being occupied?

    Thank heavens you were able to get out of the intruder's path and were not hurt. It has made me feel I should have my front door locked as an automatic thing now even though I live in a quiet area.

    It must have been an awful shock.

  • I am so sorry to hear of your burglery and thank goodness you are safe.
    I live in a little village in the South West of UK, but come from a city in the Netherlands.
    When I moved here i locked my car if I was just going back into the house if I forgot something, I made sure all doors were locked even when i was in the house, I suspected pretty much everyone of being out to get me, steal from me, fleece me; nope, I wasn't paranoid, just used to living in a city.
    My resident landlords laughed, in a kindly way of course, at my security consciousness, because they have always lived in this little sleepy place. They take no precautions apart from locking the doors at night, they often leave the doors unlocked when they go out, leave cars unlocked in their drive with no fear of anything being taken. Now you might think them very lax, but there has been no need to be security conscious because from what they can remember, there has never been a burglury or car theft here.
    It is amazingly much less stressful than my city life. The peace and quiet might not be to everyones' liking, but I love it.
    I wish the whole world was like this.
    I hope your move happens, lessonlearned and that things are better in your new district.

    I am glad you have had such happy experiences and that your area is so peaceful and crime free.

    TBH. It's not the area to blame. It's a nice area with good people and nice neighbours. ITs just that the intruder was yet another drug crazed loser desperate for cash to feed their habit.

    Same with My previous two burglaries. We lived in a very upmarket area in a quiet cul de sac with our house backing onto open fields. You couldn't have asked for a nicer quieter place. You have guessed, that time they came in through the fields, forcing their way through a thick prickly hedge, breaking a rear window.

    Frankly if they want to get in, they will. Sadly it Doesn't matter where you live no one is really immune and sadly even the countryside is sometimes not the safe haven it used to be.

    Hey ho. It's just one if those things.

    TBH robberies, burglaries and thieving I get, I understand. People are out for something they can sell, it's either about monetary gain or to feed a drug habit.

    But sheer wanton vandalism - as in our cars - well that's beyond my comprehension. I Can only assume it's jealousy and spite.

    Again the cars were attacked in Good areas, not some back street city hell hole.

    As for Spain.......well I have been robbed in Barcelona, Murcia, Valencia, Cartagena, and Torriavieja (in a solicitors office no less:rotfl:).

    Cartagena was the worst, they took my bag with credit cards, passports, driving licences the lot. I had to go to the embassy to get emergency travel documents. Cost an arm and a leg and the insurance company wouldn't pay up.

    I know it's only a fringe minority. Most people are decent human beings, but there's always a few who have to ruin things for everyone else.

    The lenses they took were vintage, some dating back to the 70s. My poor son is going to struggle to replace those.

    Luckily I keep,my good jewellery, cash and valuables locked away in a safe. The jewellery they took was mainly just costume jewellery so no real value although there were a couple of pairs of earrings belonging to my late mother so I am sorry to have lost those.

    Still I wasn't attacked or harmed so I consider myself very fortunate. He could so easily have been a vicious thug rather than merely a drug crazed loser.

    If there's things in the report to sort then you will be negotiating - this will need sorting before you sell to this or any other buyer.

    The other solicitor has already asked about the lack of paperwork from your side to date, please don't delay any further and risk putting doubt in your buyer's mind.

    One thing : the iPad .. Has your son put' find my iPad' on in settings?
    You may find the crack headed toe rag , or which branch of hash converters he sold it to!

    A long time ago, my friend was in his mums house. He heard a noise, and ended of chasing 2 burglars. He caught one of them ,and beat the living day lights out of him . Pc was impressed. Most were shouting ' leave him alone !'Except for one Scottish woman, who shouted ,' yeah, give it to him!' :)
    This WA the same burglar who stole jewellery form my sisters flat about6 months previous .

    Back to the survey . : I've told the solicitor my intentions, but after the words of wisdom from Harz/LL I will instruct solicitor tomorrow I guess.
    I was gonna wait till the results came back, but if you think I should do it now, then so be it .
    No turning back, if they are satisfied with it ..paanic !
