    Wendym.....you did what you had to do. Your chose the best house for the right schools. That's what parents do.

    Thanks for the kind thought lessonlearned. What we did was find the only perfectly nice house we could afford within the area of the primary school our daughters were due to start at in less than a week. Cutting it fine? Moi?


    My daughters are now real toughies. One is a primary Head, and I wouldn't like to face her if I wanted time off for 'just not feeling very well'!

    Is she called "the Dragon" - that was my sons' primary head teachers pet name. We mummies at the school gate were terrified of her......:rotfl:

    Oddly enough my youngest son adored her. He would run up to her every morning and fling his arms round her legs and look up at her adoringly. He would trot round after her and hold her hand.

    Maybe he has a thing about dominant women......:rotfl:

    She currently has a purple bob, is a perfume freak, and is wearing sparkly silver shoes with a Star Wars stormtrooper on the front. I think the core of steel takes people by surprise.

    Well, TBH in the scheme of things, I'm really about £15-25,000 off the price I would've received pre brexit/ pre buyers market.
    ( proper ' bottom price' £400,000) That's gone, price agreed etc.

    What's been hitting home is the fact that I'm on my own and wherever I go, there is a big risk to say the least.

    With Poole , it's a place I know . It will be very quiet.
    I would feel less confident anywhere else on my own. If I had a partner, things would be an awful lot easier imho.

    I actually sent an email regarding a ground floor , 1 bedroom and am awaiting a call/ email on Tuesday .
    I currently live in an upstairs maisonette .

    When I was having a coffee this morning, I just looked at the saved searches and acted . For some reason, I didn't think of looking for rented accommodation .
    I may ask estate agents if the tenants are ok with me for finding a place first. Poole friend, says they should wait- everyone here say get the sale and rent.

    When I see estate agent in Poole on Thursday , I may ask him about the renting side of things, and his opinion

    And edited again to suggest imagining a partner whose new job you have to follow to somewhere you hate. But I don't mean to belittle how it feels to be doing this on your own.

    Just read your post again AC.

    I think your Poole friend is being unrealistic in thinking that your buyers will cheerfully wait for you. Whether you rent or buy I think you grab your buyers.

    Sorry for the shouty letters but I'm getting seriously exasperated now.

    TIme and time again you have been given sound objective advice on this thread.....and I'm not having a strop because you won't listen to me. Although I've grown fond of you and want to help ultimately it's your life you risk screwing up not mine. I'm sorted. I'm alright Jack.

    I am frustrated with you because almost without exception we are all "singing from the same hymn sheet". How I hate that expression :rotfl: but it works.

    I am not going to repeat myself any more. I feel like im banging my head against a brick wall. I have given you "best advice" as if you were my paying client, as if I were your real EA. I can't do any more.

    The fact that so many people here share my opinion does make me feel vindictated that I am right and your friend is, putting it bluntly, bloody wrong.

    He sounds like a typical pub know it all, been there, done it, got the tee shirt bore, when in point of fact he's clueless.

    One last time.....

    Take the momey and run. Dont mess your buyers about.

    It took you months and a significantly reduced price to get your sale.

    Don't screw it up.

    Right now that I've got that off my chest I'm going to cook dinner.

    Roast beef and all the trimmings. :D
