You are not getting viewings because it is priced too highly for what it is. It really is as simple as that. There are very few things done to properties that actually add value especially £40k of value in 5 months in Sunderland.
Even if you priced it correctly, people would wonder why you're selling it after only 5 months and that could put them off too.0 -
Other than the rewire, it's possible that all you have done is created a house to your own liking.
Which is exactly what you should do if it is your forever house.
But doesn't add much value when selling.
The other problem you have is that I would be concerned that there was something very wrong with the house or the area [in some ways there is - the catchement area for schools] if you are moving so quickly.
But in general there can only really be three reasons for not getting enough viewers...
1. The estate agents have done a bad job with the online listing / photos.
2. The price is too high.
3. You haven't given it enough time.
I don't think (1) applies here. The photos make the house look lovely.
(3) is up to you - if you wait long enough you may well find the one person for who your house is perfect and they are willing to pay over the odds for it - but up to you if you are willing to wait that long.
So the chances are it comes down to (2). Not what you wanted to hear, but there's nothing else wrong that I can see.0 -

Agent 1 - nearly all the exterior shots except the one over the park put me off. Even if you get a booking, they might put me off.
Agent 2 - why the lovely picture of next door and no picture of the park view?
Kitchen badly planned ( work triangle) so no great shakes there.
No bathroom or down stairs loo.
And hard to see where £40K has gone.If you've have not made a mistake, you've made nothing0 -

Although the house looks lovely now, having seen the old photos I can't really say the work you've done justifies the price jump.0 -
Looking at the original photos the property hasn't changed that much, it certainly hasn't changed enough to justify £40k being added on.
As the house is no longer in a certain catchment that could reduce the proce if it is a good well known school. Looking at the area I can get a house for much less than yours, look at the four bed semi Dunelm.0 -
I'm also wondering why it was originally listed at 180k and you bought it for 200k ?
So that's 60k in a year, from those original zoopla photos. 30% increase.

Paying £40k extra in such a short space of time, anybody considering it would have to love what you've done, love your style ... and there are areas where you've not finished the work you'd intended.
There are other, almost identical, houses close by for up to £50k cheaper. If I wanted a house "of that style/look" I'd go for the one that's £50k cheaper and use that money to then change it to how I wanted it. http://www.rightmove.co.uk/property-for-sale/property-40958038.html
Even though those things cost you that much, if they're not how others would've spent the money then they see no benefit to buying the higher priced house.
Yours is the highest priced house within 1/4 of a mile. That gives people 10+ other houses to consider - and that's just in 1/4 of a mile. Many people's radius of looking is 2-3 miles.

I like your home but I think you can blame the job situation in your part of the world for the lack of viewers plus the price.
Your area is being devastated by job losses ( I won't say anything political here) this means everyone takes a step backward even the peopl who have money and a job.
This for your area will be like the housing crash of 08/09. If you are in a job you sit tight, watch the market, don't over extend yourself and see what the fall out for the general area is.
