No viewings on house yet!!! Help!!

  • Yes garage is large for a large car, with power and remote control shutter. Drive big enough for two cars. South facing garden, kitchen diner is always very warm.
    I'll get a picture of bathroom on.
    I'm really asking for tips on getting viewings, I don't want to be made to think I'm never going to sell.

    Very nice inside, BUT the kitchen layout puts me off as the sink is far away from the cooker, also the front drive is messy with so many unnatractive surfaces.

    So how about telling potential buyers what the score is?

    Leasehold will mean that a lot of people never pick it up on a search engine. The moving school boundary will reduce the value as well.

    Old photos are on zoopla.
    It's clear you've done a lot of cosmetic work, but to me none of it is in keeping with the exterior, so it now looks like some kind of weird hybrid.
    ...and there is no way you spent 40k on it.

    Regarding the school issue - can you not appeal to the local authority bearing in mind you specifically bought that house for that school when it was in the catchment area ? Get your MP involved ? It seems rather drastic to have to sell in these circumstances :(

  • I can't see any space for a washing machine, dishwasher or tumble drier. No downstairs loo would put me off. Also, price. There are a few four beds at lower prices including a nice looking one for £190k
  • I didn't realise you could search 'freehold only'
    Also, we have jet washed the drive it looks better and photos don't really do it justice. It does look better in person.
    So in description of property, are you suggesting the agent writes up all the work we have done??

    But I don't know any of that from the pictures so I wont bother viewing it. For the price it is lacking in many areas eg bathrooms so you're going to have to things to get people looking. Drive appeal may be one, as its covered in moss by the looks of it which suggests poor drainage, clean it and get the photo done again.

    The room with the dining table and sofas looks a bit cramped to be acting as both as well as looking very cold. The table looks like a bit of an after thought.

    Where the picture of the utility?

    What a lovely house.

    I would be inclined to add the picture of the bathroom as at least it would give buyers an idea of the size. If it is really awful have you the cash to put in a new white suite - nothing fancy, just so that potential buyers don't have to think 'yuk, we need to change that straight away ( a pain if there is no other shower room/loo)

    Or can you create another loo/shower? If not..........

    another suggestion is to add notes to the effect that the large wardrobe/utility room/cupboard under stairs could fit loo/shower. Just to give an idea of what could be done in the future.

    Only saying this as I agree that one loo for such a relatively large house could be a deal breaker.

    Two very good points.
    These days school boundaries are absolutely key if you're selling a family home. The wrong postcode won't just knock five grand off the value, it'll immediately wipe out a good number of potential purchasers.
