No viewings on house yet!!! Help!!

Hello,
House has been on the market since about the 23rd sept. We added a second agent a week a go. We bought house in May this year, have done a lot of work to the property. Refurbished everything apart from bathroom. We have had no viewings at all. And we need to sell quickly. Help!!

Suspect that it's overpriced. Nearly £40k increase in less than 6 months... For a quicker sale, reduce the price further.
And as there's only 1 bathroom in a 4 bed house I'd at least want to see a photo of it.0 -
It's always price. There's a detached with a lot more kerb appeal up for sale at the same price, and that hasn't sold either.0

It's a nice looking house. Only having one bathroom for four bedrooms might put some people off (is there a downstairs toilet?) but...it's probably the price.

unlikely anyone will be getting a mortgage on that until the end of the year.

Looks lovely to me, except maybe the 60's/70's ish exterior.
One issue that might be is that buyers can see that it was sold in May (if they click 'properties sold nearby) and from the pics it is hard to see the work you have done on it since it was bought, so they may be struggling to justify a price increase of nearly 40k since May. So maybe a new set of pictures is in order.
Also according to that it is leasehold? That can be off-putting to buyers, how long is left on the lease? Maybe offering some assurance that the lease still has many years left on it?

The old photos from when we bought it aren't on. I don't know why, I think it's because we are up with two agents and its removed the old pictures. The house was very dated, we completely changed the layout, creating a living room, with separate kitchen, diner, family room. New kicthen, new French doors on to garden. New roof, fully rewired. All new carpets, flooring, blinds, all new decor. Full house apart from bathroom which is grey and dated so agent said not to put on a picture. When we bought the property we intended to stay here but have to move as my daughter in at a nursery school and won't get into the school reception as they have just changed the boundary and we don't want to move her.0 -
Where is it described as leasehold? Does not seem to be a freehold property from the look of it.No free lunch, and no free laptop

Things that put me off.
One toilet that I can't even see, suggests its not worth looking at the property.
Flatroof on an old extension
Leasehold.
The brickwork in the porch is quite naff, but under the window it looks like it needs repointing, it may just be the light.
Kitchen,diner, living room looks very cold.
No downstairs loo.
I'm not fussed about decor or carpets as I would change those anyway.
EPC seems rather low. Are all the windows new? Does it have cavity wall and sufficient loft insulation?
As a curiosity can you fit a car in the garage, it looks very narrow.0 -
Yes we did plan on putting in a down stairs toilet and a new bathroom and an ensuite (there's a huge walk in closet in master bedroom) we planned on doing this over time, as this was our forever home. We love it but have no choice to move. We've spent a lot getting it like this. It's also over looking a beautiful park, with great views. And yes it is leasehold, lease started in 1960 and has hundreds of years left.0
